AN ORDINANCE VACATING, ABANDONING AND CLOSING
A 26 FOOT WIDE EMERGENCY ACCESS AND UTILITY
EASEMENT AND TWO 20 X 20 FOOT PUBLIC OPEN
SPACE RESTRICTION EASEMENTS ON EITHER END
THEREOF, ADJACENT TO AND PARALLELING THE
NORTH AND EAST LOT LINES OF TRACK AR-2 AND
TRACK AR-4, BLOCK 1, WESTERN HILLS, SECTION 3,
FROM LAS VEGAS TRAIL EASTERLY AND SOUTHERLY
TO U.S. HIGHWAY 80 (WEST) AS REFLECTED IN
VOLUME 388-100 AT PAGE 19, PLAT RECORDS OF
TARRANT COUNTY, TEXAS; PROVIDING FOR A
REVERSION OF THE FEE IN SAID LAND; REPEALING
ALL ORDINANCES IN CONFLICT HEREWITH, AND
PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That a 26 foot wide emergency access and utility easement
and two 20 x 20 foot public open space restriction easements on
either end thereof, adjacent to and paralleling the north and east
lot lines of Tract AR-2 and Tract AR-4, Block 1, Western Hills,
Section 3, from Las Vegas Trail easterly and southerly to U. S.
Highway 80 (west) as reflected in Volume 388-100 at Page 19, in the
Plat Records of Tarrant County, Texas, and being more particularly
described as:
BEGINNING at the northwest corner of said Tract
A-R-2 and the southwest corner of Tract A-R-3, as
shown on said plat, and being the Northwest corner
of said 26 foot wide easement and being in the east
line of Las Vegas Trail;
THENCE East with the common line between said Tracts
A-R-2 and A-R-3, passing the northeast corner of
said Tract A-R-2, and continuing with the common
line between said Tracts A-R-3 and A-R-4, in all
273.9 feet to the southeast corner of said Tract A-R-3;
THENCE East with the most northerly north line of said
Tract A-R-4, 22.29 feet to the beginning of a curve
whose center bears South 100.0 feet;
THENCE southeasterly with said curve, and with the
northeasterly line of said Tract A-R-4, 157.08 feet
to the end of said curve;
THENCE South with the east line of said Tract A-R-4, 119.22
feet to the beginning of a curve whose center bears East
120.0 feet;
THENCE southeasterly with said curve and with said east-
erly line of Tract A-R-4, 62.83 feet to the end of said
curve;
THENCE South 30 degrees, 00 minutes East with said east-
erly line of said Tract A-R-4, 49.8 feet to the beginning
of a curve whose center bears South 60 degrees, 00 minutes
West, 120.0 feet;
THENCE southerly with said curve and with said easterly
line of Tract A-R-4, 62.83 feet to the end of said curve;
THENCE South with said easterly line of Tract
A-R-4, 5.0 feet to the southeast corner of
said Tract A-R-4 in the northerly line of U.S.
Highway 80/180, said point being on a curve
whose center bears South 1 degree, 29 minutes,
06 seconds West, 11,555.2 feet;
THENCE westerly with said curve and with said northerly
line of U. S. 80/180 and with the southerly line of
said Tract A-R-4, in all, 46.01 feet to the most
westerly corner of a 20 foot by 20 foot Open Space
easement at the southwesterly corner of said 26
foot easement;
THENCE northeasterly with the northwesterly line of
said Open Space easement to a point in the west line
of said 26 foot wide easement that is 20 feet north
along said west line of easement from said northerly
line of U. S. Highway 80/180 and southerly line of
Tract A-R-4, said point being on a curve in said west
line of 26 foot wide easement;
THENCE northwesterly with said curve and with said west
line of 26 foot wide easement, a distance of 33.71
feet to the end of said curve;
THENCE North 30 degrees, 00 minutes West with the
westerly line of said easement, 49.8 feet to the
beginning of a curve whose center bears North 60
degrees, 00 minutes East, 94.0 feet;
THENCE northerly with said curve and with said westerly
line of 26 foot wide easement, 76.45 feet to the end of
said curve;
THENCE North with said westerly line of 26 foot wide
easement, 119.22 feet to the beginning of a curve
whose center bears West, 74.0 feet;
THENCE northwesterly with said curve and with the westerly
line of said 26 foot wide easement, 116.24 feet to the end
of said curve;
THENCE west with the south line of said 26 foot wide
easement, 276.19 feet to the east corner of Public Open
Space easement;
THENCE southwesterly with the southeasterly line of said
Open Space easement, to a point in said east line of
Las Vegas Trail and the west line of said Tract A-R-2
20 feet southerly along said east and west line from the
point of intersection of said south line of 26 foot wide
easement with said east and west line, said point
being the south corner of said Open Space easement;
THENCE North 0 degrees, 05 minutes, 45 seconds East with
said east line of Las Vegas Trail and west line of Tract
A-R-2, 46.0 feet to the PLACE OF BEGINNING;
are hereby vacated, abandoned and permanently closed as emergency
access, utility, and Public Open Space Restriction easements.
SECTION 2.
That the fee to the land in said emergency access,
utility and public open space restriction easements is hereby
released and shall revert to the adjacent owners as provided
by law, SAVE AND EXCEPT that easements are retained for any
and all existing utilities.
SECTION 3.
That all ordinances or parts of ordinances in conflict
herewith are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full
force and effect from and after the date of its passage and it
is so ordained.

WILKE5 Mi. Don Ho Wilson, owner of Tracts AR-2 and AR-4, Block 1, Western Hills, Section
3, has requested that the City vacate the 26' wide emergency access and utility
easement, and the two 20' x 20' Public open space easements located at the west
and south ends of the emergency access and utility easement of Tracts AR-2 and
AR-45 Block 1, Western Hills, Section 3, from Las Vegas Trail to U. Se Highway
80 west, as shown on the attached map and more fully described in the attached
metes and bounds descriptions.
The subject easements, acquired by dedication several year's ago in accordance
with development plans at that time, are not in use and contain no public
utility facilities. Since then, the development plans have changed and vaca-
tion of the subject easements is -being sought to accommodate the aew develop-
ment plans and provide greater development flexibility,
- Reviewing City departments and private utility companies have raised no objec-
_,-ticns to this request provided the vacated easements are replatted with abutting
Property and other intersecting easements are excluded from this vacation, A
satisfactory replat has been submitted,
-The City Plan Commission has reviewed this request and recommends that the sub-
