EXTENSION AGREEMENT to be attached to and form a part of lease (which together
with any amendments, modifications and extensions thereof is hereinafter called the
Lease) made the 18th day of JANUARY, 1995
between TRACY L. KOBS, ROBERT W. DOWLING, EMILY HARDESTY , as Landlord,
and CITY OF FORT WORTH , as Tenant,
covering the premises known as 2509 MERRICK STREET, FORT WORTH, TEXAS.
WITNESSETH that the Lease is hereby renewed and extended for a further term of 12
MONTHS to commence on the 1St day of JUNE, 2006, and to end on the 31St day
of MAY, 2007, on condition that Landlord and Tenant comply with all the provisions of
the covenants and agreements contained in the Lease, except
1. Rent will remain $3,400.00 per month.
2. On or before June 30, 2006, Tenant agrees to pay the difference in the
taxes between the base year 1995 and 2005.
3. Tenant may have (2) one-year options at the rate of $3,750.00 per month.
Tenant may exercise each option by giving written notice to Landlord's
agent, Coldwell Banker Commercial Kelly, Geren & Searcy, a minimum 60
days prior to the expiration of the lease term.
4. Either party may cancel this agreement by giving the other a minimum of 90
days written notice.

Authorize Lease Extension with Tracy L. Kobs, Robert W. Dowling and Emily Hardesty for a
Neighborhood Policing District Headquarters at 2509 Merrick Street for the Police Department
RECOMMENDATION:
It is recommended that the City Council:
1. Authorize the City Manager to execute a lease extension with Tracy L. Kobs, Robert W. Dowling and
Emily Hardesty for office space located at 2509 Merrick Street at a cost of$40,800 per year; and
2. Approve the lease extension term of one year beginning June 1, 2006 and expiring on May 31, 2007,
with two one-year renewal options at a cost of$45,000 per year.
DISCUSSION:
The Engineering Department, Real Property Services Division, at the request of the Police Department, has
negotiated a lease extension agreement with Tracy L. Kobs, Robert W. Dowling and Emily Hardesty for
office space to be used as a Neighborhood Policing District Headquarters.
The lease extension term is for one year with two one-year options to renew. There is a rental charge of
$3,400 per month for the space. Option year rental will be $3,750 per month. The City has leased this
space since April 1, 1995. The City is responsible for payment of all utility costs. Additionally, the City is
responsible for payment of the difference in the taxes paid by the landlord in 1995 and most current year
taxes paid. The payment for 2005 is $1,479.45. This lease is located in COUNCIL DISTRICT 7.
RENEWAL OPTIONS - This agreement may be renewed for up to two successive one-year terms at the
City's option. This action does not require specific City Council approval provided that the City Council has
appropriated sufficient funds to satisfy the City's obligation during the renewal term.
FISCAL INFORMATION/CERTIFICATION:
The Finance Director certifies that funds are available in the current operating budget, as appropriated, of
the Crime Control and Prevention District Fund.
