HomeMy WebLinkAboutIR 10223 INFORMAL REPORT TO CITY COUNCIL MEMBERS No. 10223 January 15, 2019 To the Mayor and Members of the City Council Page 1 of 1 SUBJECT: PROPOSED UPDATE TO THE NEAR SOUTHSIDE FORM BASED DISTRICT DEVELOPMENT STANDARDS The City Council established the Near Southside form based district and associated development standards in 2007. Every few years, minor updates have been adopted to accommodate desired development and to clarify certain standards. Near Southside Inc. and City staff have identified the following desired changes to the standards: Require individual unit entrances in multifamily structures at the ground floor Differentiate between small-scale residential garages and larger parking structures with respect to screening, façade design, and adaptable design Add visual guidance for allowed sign types Add cottage industry and tattoo parlors as allowed uses in NS-T4 Refer to City building code for side setbacks Refer to City street standards for alleys and access Require screening of ground floor mechanical equipment Disallow thin brick panels for facades and screening The anticipated public hearing schedule for adoption of the updated standards is as follows: Urban Design Commission January 17, 2019 Zoning Commission February 13, 2019 City Council March 5, 2019 If you have any questions on the proposed changes, please contact Dana Burghdoff, Assistant Director, Planning and Development, at 817-392-8018.
