AN ORDINANCE VACATING AND EXTINGUISHING A
PORTION OF OLD DENTON ROAD LOCATED BETWEEN
WESTERN CENTER BOULEVARD AND PALADIN PLACE IN
THE M. GILBERT SURVEY, ABSTRACT NO. 565, THE W.W.
THOMPSON SURVEY, ABSTRACT NO. 1498, AND THE A.
SMITH SURVEY, ABSTRACT NO. 1419 IN THE CITY OF FORT
WORTH, TARRANT COUNTY, TEXAS AS RECORDED IN
D203104699129 OF THE DEED RECORDS OF TAP-RANT
COUNTY, TEXAS, BEING AN ALLEY 18 FEET WIDE, AND
CONTAINING APPROXIMATELY 0.871 ACRE OF LAND;
PROVIDING FOR REVERSION OF FEE IN SAID LAND,
PROVIDING THAT THE CITY SHALL RETAIN ALL EXISTING
UTILITIES; REPEALING ALL ORDINANCES IN CONFLICT
HEREWITH; AND PROVIDING AN EFFECTIVE DATE
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT
WORTH, TEXAS:
SECTION 1.
That a portion of Old Denton Road between Western Center Boulevard and
Paladin Place situated in the M. Gilbert Survey, Abstract No. 565, the W.W. Thompson
Survey, Abstract No. 1498, and the A. Smith Survey, Abstract No. 1419 in the City of
Fort Worth, Tarrant County, Texas as recorded in D203104699 of the Deed Records of
Tarrant County, Texas containing approximately 0.871 of an acre of land, and as more
specifically described in Exhibits "1 ", " 2", and " 3" attached hereto and incorporated
herein by reference be and the same is vacated and extinguished.
SECTION 2.
That the easement to the land in the above-described vacated street right of way is
hereby released and shall revert to the adjacent owner as provided by law.

SECTION 3.
All existing utility easement be shall be retained by the City until such time all
utilities located in that easement are relocated at the owner's expense.
SECTION 4.
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed.
SECTION 5.
That this ordinance shall take effect upon adoption.

(Vacation of a Portion of Old Denton Road - a prescriptive right of way)
FIELD NOTES to that certain tract situated in the M. Gilbert Survey, Abstract Number 565, the W. W.
Thompson Survey, Abstract Number 1498, and the A. Smith Survey, Abstract No. 1419, in the City of
Fort Worth, Tarrant County, Texas, being a portion of the tract described in the deed to Realty Capital
Riverside, Ltd recorded under Document Number D203304699 of the Deed Records of Tarrant County,
Texas; the subject tract being more particularly described by metes and bounds as follows:
,BEGINNING at a 1/2 inch capped rebar stamped "Landes" found on the East Line of Old Denton Road
at the Northwest corner of the right-of--way dedication shown on the West line of P.T.S.
Federal Credit Union Addition according to the plat recorded. under Document Number
D19S023053 of the Plat Records and at a reentrant corner of the tract described in the
deed to Realty Capital Riverside, Ltd recorded under Document Number D203104699 of
the said Deed Records;
THENCE South 88 Degrees 4S Minutes 47 Seconds West, across Old Denton Road and through the
interior of the said Realty Capital Riverside, Ltd a distance of 57.06 feet;
THENCE North 00 Degrees 32 Minutes 12 Seconds West, continuing through the interior of the
Realty Capital Riverside, Ltd tract and with the West Line of Old Denton Road a distance
of 632.57 feet to the North line of the Realty Capital Riverside, Ltd tract and the South
line of Block M of Fossil Park Addition according. to the plat recorded under Document
Number D206143561 of the Plat Records of Tarrant County, Texas, from which the
Southwest corner of Lot 1 of said Block M bears South 88 Degrees 44 Minutes 34
Seconds West a distance of 78,90 feet;
THENCE North 88 Degrees 44 Minutes 34 Seconds East, with the South line of Block M and the
South line of the dedicated portion of Old Denton road according to said plat recorded
under Document Number D206143561 a distance of 60.00 feet to a point in the North
line of the Realty Capital Riverside, Ltd tract;
THENCE South 00 Degrees 32 Minutes 12 Seconds East, through the interior of the Realty Capital
Riverside, Ltd tract and with the East line of Old Denton Road a distance of 632.57 feet
to the Northeast corner of the said right-of-way dedication shown on the West line of
P.T.S, Federal Credit Union Addition;
THENCE South 88 Degrees 24 Minutes 39 Seconds West, with the North Line of the said right-of-
way dedication a distance of 2.95 feet returning to the PLACE OF BEGINN7~1G and
enclosing 0.871 of an acre.
