AN ORDINANCE VACATING AND EXTINGUISHING A PORTION OF
KINGS HIGHWAY, SITUATED IN THE LEWIS G. TINSLEY SURVEY,
ABSTRACT NO, 1523 OF THE CITY OF FORT WORTH, TARRANT
COUNTY, TEXAS, AS SHOWN ON THE PLAT RECORED IN VOUME
388-H, PAGE 54, PLAT RECORDS, TARRANT COUNTY, TEXAS,
CONTAINING APPROXIMATELY 169457 SQUARE FEET OF LAND
MORE OR LESS; PROVIDING FOR REVERSION OF FEE IN SAID
LAND; PROVIDING THAT THE CITY SHALL RETAIN ALL EXISTING
UTILITIES EASEMENTS; REPEALING ALL ORDINANCES IN
CONFLICT HEREWITH; AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That a portion of Kings Highway, situated in the Lewis G. Tinsley Survey, Abstract No.
1523 in the City of Fort Worth, Tarrant County, Texas, Sylvan Crest, an addition to the City of
Fort Worth as and as recorded in Volume 388-H, Page 54, Plat Records, Tarrant County, Texas
and containing 16,457 square feet of land more or less, and as more specifically described in
Exhibits A attached hereto and incorporated herein by reference be and the same is vacated and
extinguished.
SECTION 2.
That the easement to the land in the above -described vacated street right of way is hereby
released and shall revert to the adjacent owner as provided by law.
SECTION 3.
All existing utility easement be shall be retained by the City until such time all utilities
located in that easement are relocated at the owner's expense.

SECTION 4,
That all ordinances or parts of ordinances in conflict herewith are hereby repealed.
SECTION 5.
That this ordinance shall take effect upon adoption.

BEING a tract of land located in the city of Fort Worth, Tarrant County, Texas, part
of the Lewis G. Tinsley Survey, AbstractNo. 1523, being part of the existing
right-of-way of Kings Highway (variable width pubic R.O.W.), and being more
particularly described as follows:
BEGINNING at a 60Dd nail found for the soutHeast corner of Lot 1, B1oCk A, Otto Kurz
Addition as recorded in Volume 388-54, Page 35, Plat °Records, Tarrant County, Texas,
being at the intersection of the east_ right -,of -way line of said Kings Highway and the
northerly right=of-way line of State Highway No. 121 (variable width R.O.W.),
THENCE, along the northerly right-of-way line of State Highway No. 121, South 60
degrees 01 minutes 44 seconds West, a distance of South 60 degrees 01 minutes 44
seconds West, a distance of 57.04 feet to a 5/8" iron rod set with cap stamped "SCI"
set in the west right-of-way line of said Kings Highway, being in the east line of a
0.141 acre tract of land described in deed to CJ Real Estate, LLC as recorded in
County Clerk's File No. D218078224 Deed Records, Tarrant County, Texas;
THENCE, along the west right-of-way line of Kings Highway and the west line of said
0.141 acre tract, North 00 degrees 00 minutes 34 seconds West, a distance of 73.64
feet to a 5/8" iron rod with cap stamped "SCI" set for the northeast corner of said
0.161 acre tract;
THENCE, continuing along the west right-ofi-way line of said Kings Highway and along
the north line of said 0.164 acre tract, South 89 degrees 59 minutes 30 seconds West,
a distance of 3.95 feet to a 5/8" iron rod LWith cap stamped "SCI" set, being the
southeast corner of Lot 3, Block 1, Sylvan Crest, an addition to the City of Fort

THENCE, continuing along the west right-of-way line of Kings Highway and, along, the

Adopt Ordinance Vacating a Portion of Kings Highway to be Replatted with the Adjoining Property for a
Gas Station and Convenience Store (COUNCIL DISTRICT 4)
RECOMMENDATION:
It is recommended that the City Council:
1. Adopt the attached ordinance vacating a portion of Kings Highway to be replatted with the adjoining
property for a gas station and convenience store; and
2. Waive any and all purchase fee value of the vacated land in accordance with City policy.
DISCUSSION:
Survey Consultants, Inc., on behalf of QuikTrip Corporation, has requested vacation of this street to be
replatted with the adjoining property for a gas station and convenience store. The City Plan Commission
recommended approval of this request at its meeting on October 24, 2018. An acceptable final plat (FS-
18-127) has been received in accordance with the Subdivision Ordinance.
The City of Fort Worth (City) originally obtained the above mentioned right-of-way through plat
dedication. The City does not own any fee interest in the rights -of -way or own any property adjacent to
the right-of-way and did not expend any City funds to purchase the right-of-way easement. In accordance
with the City's policy regarding street and alley vacation transactions approved by the City Council on
March 6, 2007, Mayor and Council Communication (M&C G-15624), staff recommends waiving the fair
market value or any portion thereof of purchase price of this right-of-way easement for the streets and
alley.
This project is located in COUNCIL DISTRICT 4.
This M&C does not request approval of a contract with a business entity.
FISCAL INFORMATION /CERTIFICATION:
The Director of Finance certifies that approval of these recommendations will have no material effect on
City funds. Any assets recorded on the City's financial statements associated with this land will be
adjusted upon approval.
