FIRS I' AIVIEINIJMEIN I ®F LEASE AGREEMENT THE STATE OF TEXAS KNOW ALL BY THESE PRESENTS COUNTY OF TARRANT THAT this First Amendment of Lease Agreement is made and entered into between Jose Vasquez, Jr. d/b/a Vasquez Enterprise, Inc. ("Lessor") and the City of Fort Worth, a municipal corporation, acting by and through its duly authorized representative Joe Paniagua ("Lessee") for and in consideration of One Dollar ($1.00) and other good and valuable consideration, receipt of which is hereby acknowledged. WITNESSETH 1. Lessor and Lessee hereby confirm and ratify, except as modified below, all of the terms, conditions and covenants in 4 ,jrtain Lease Agreement dated August 27, 2002, City Secretary Contract No. and letter agreements extending the term M� until July 31, 2007, for office space located at 3457 N. Decatur Avenue, Fort Worth U 76106. 2. Lessor and Lessee agree that effective August 1, 2007, the Lease shall be renewed for a term of one (1) year and shall expire on July 31, 2008. 3. Lessor and Lessee agree that Lessee is granted two (2) additional one (1) year renewal options. Lessee may exercise its renewal options by providing Lessor written notice on or before thrity (30) days prior to the expiration of this Amendment or any renewal. 4. Lessor and Lessee agree that the new base monthly rental rate will be $4,020.00 per month. 5. Lessor and Lessee agree that Lessor within a reasonable time, will complete the repairs as outlined in Exhibit "A" (Lessor's Work) attached hereto and made a part hereof. 6. All other terms and conditions of the original Lease remain unchanged and in full force and effect. Repair all leaks from outer walls throughout the Leased Premises. 2. Replace carpet as required due to water damage. 3. Replace ceiling tiles as needed due to water damage. 4. Repair urinal and toilet in men's locker room area. 5. Re -caulk windows and doors where leaking occurs. In addition to the above repairs, Lessor agrees to provide a water cooler and water delivery service to the Leased Pemises.
