TOWN CENTER MALL, L.P. (CSO No. 42358)
WHEREAS, the City of Fort Worth, a Texas home rule municipal corporation("Lessee")
entered into a Lease Agreement ("Lease") (City Secretary Contract No. 42358) effective as of
October 1,2011,with Town Center Mall,L.P., a Texas Corporation("Lessor") for leased premises
known as Suite 2655, located at 4200 S. Freeway, Fort Worth, Texas, 76115, more particularly
described in the Lease ("Leased Premises);
WHEREAS, effective September 30, 2013, the Lessee and Lessor amended the Lease to
extend the Term of the Lease and to set rents until September 30, 2016 (City Secretary Contract
No. 42358-RI);
WHEREAS, effective September 30, 2016, the Lessee and Lessor amended the Lease to
extend the Terms of the Lease and to set rents until September 30, 2019, with three renewal terms
until September 30, 2022 with rents for each renewal term to be determined based upon market
value, (City Secretary Contract No. 42358-R2); and
WHEREAS,the Lessee and Lessor desire to amend the Lease to exercise the first one year
renewal term of the Lease and to set rents for each of the three renewal terms.
NOW THEREFORE, in consideration of the terms outlined below and set forth in the
Lease,the f.arties agree to the following:
I.
The Lease is hereby renewed for a one year term beginning October 1, 2019, and expiring
on September 30,2020, (First Renewal Term) with the Second Renewal Term and Third Renewal
Term remaining under the Lease.
II.
The Lease is hereby amended to set Annual Rents for each of the Renewal Terms in the
Lease, which shall be as follows:
