MODIFICATION AND REINSTATEMENT OF LEASE
AGREEMENT

KNOW ALL BY THESE PRESENTS
COUNTY OF TARRANT
THAT this Modification of Lease Agreement is made and entered into between Edward
Traxson, d/b/a/ The Barber Shop, Inc. ("Lessor") and the City of Fort Worth, a municipal
corporation, acting by and through its duly authorized representative Joe Paniagua
("Lessee") for and in consideration of One Dollar ($1.00) and other good and valuable
consideration, receipt of which is hereby acknowledged.
WITNESSETH
1. Lessor and Lessee acknowledge that certain Lease Agreement for office space,
dated September 25, 2003, City Secretary Contract No. 29114, and the subsequent
renewal of lease letters for approximately 1,020 square feet of office space located
at 6436 Meadowbrook Drive #B, Fort Worth, Tarrant County, Texas 76112 (the
"Lease") has expired effective November 14, 2006. By execution of this
Modification and Reinstatement of Lease Agreement the parties hereto agree that
the Lease is hereby reinstated pursuant to the terms therein except as modified
herein.
2. Lessor and Lessee agree that effective November 15, 2006 the lease shall be
extended for a term of one (1) year and shall expire on November 14, 2007.
3. The Lease may be renewed for successive terms of twelve (12) months each for up
to a maximum of two (2) successive terms provided that Lessee notifies Lessor in
writing of its intent to extend on or before thirty (30) days prior to the expiration of
the Lease or any extension thereof.
4. Lessor and Lessee agree that the base monthly rental rate will remain at $550.00 per
month.
5. All other terms and conditions of the original Lease remain unchanged and in full
force and effect.

Authorize the City Manager to Execute a Lease Agreement with Edward Traxson d/b/a the Barber
Shop, Inc., for Office Space Located at 6436 Meadowbrook Drive B, for the Police Department
RECOMMENDATION:
It is recommended that the City Council authorize the City Manager to execute a lease agreement with
Edward Traxson d/b/a The Barber Shop, Inc., for approximately 1,020 square feet of office space located at
6436 Meadowbrook Drive B, at a cost of$6,600 per year.
DISCUSSION:
The Engineering Department, Real Property Services Division, at the request of the Police Department, has
negotiated the lease of office space located at 6436 Meadowbrook Drive B to be used as a Police
Department storefront. The previous lease agreement expired before negotiations between Real Property
and the landlord were completed. During the interim time frame, the Police Department remained on a
month-to-month lease at this location.
The lease term is for one year, beginning November 15, 2006, and expiring on November 14, 2007, with
two twelve-month options to renew. There is a rental charge of $6,600 per year for the space. The City of
Fort Worth is responsible for all utility and telephone payments. The City has occupied this space since
November 15, 2003.
RENEWAL OPTIONS - This agreement may be renewed for up to two successive one-year terms at the
City's option. This action does not require specific City Council approval provided that the City Council has
appropriated sufficient funds to satisfy the City's obligation during the renewal term.
FISCAL INFORMATION/CERTIFICATION:
The Finance Director certifies that funds are available in the current operating budget, as appropriated, of
the Crime Control and Prevention District Fund.
