AN ORDINANCE VACATING, ABANDONING, AND CLOSING AND EXTIN-
GUISHING AN EIGHT-FOOT ( 8 ' ) WIDE UTILITY EASEMENT LOCATED
ON THE COMMON BOUNDARY LINES OF LOTS 1 , 2 , 5 AND 6R IN THE
B. E. HUNTER SUBDIVISION OF THE CITY OF FORT WORTH, TEXAS,
SAID UTILITY EASEMENT BEING DESCRIBED MORE SPECIFICALLY
HEREIN; PROVIDING FOR REVERSION OF FEE IN SAID LAND(S ) ;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND PROVID-
ING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1 .
That the eight-foot (81 ) wide utility easement located on the
common boundary lines of Lots 1 , 2, 5 and 6R in the B. E. Hunter
Subdivision of the City of Fort Worth, said utility easement being
more specifically described in Exhibit "A" which is attached hereto
and incorporated herein for all purposes by reference, be and the
same is vacated, abandoned and permanently closed and extinguished.
SECTION 2.
That the fee to the land(s ) in the above-described vacated
utility easement is hereby released and shall revert to the adjacent
owner(s) as provided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so or-
dained.

EXHIBIT "A"
Being an existing 8-foot wide utility easement within B. B. HUNTER'S
SUBDIVISION, an Addition to the City of Fort Worth, Tarrant County,
Texas, Lots 1-5, as recorded in Volume 1964, Page 34 , D.R.T .C.T . ,
and Lot 6R, as recorded in Volume 388M, Page 13, P.R.T .C.T . , the
centerline of said easement being more particularly described by
metes and bounds as follows :
BEGINNING at a point South 14 degrees 15 minutes West a distance of
183. 30 feet from the Northeast corner of said B. E. HUNTER'S SUBDI-
VISION, said point being the centerline of said 8-foot wide easement
and being in the westerly right-of-way line of Hunter Street;
THENCE along the centerline of said 8-foot wide easement , South 89
degrees 47 minutes 42 seconds West a distance of 193 . 15 feet to a
point;
THENCE continuing along said centerline South 76 degrees 25 minutes
19 seconds West a distance of 71 . 17 feet to the end of said 8-foot
wide easement, said point being in the West property line of said
B. E. HUNTER'S SUBDIVISION.

RECOMMENDATION
It is recommended that the City Council adopt an ordinance vacating an 8' wide
utility easement centered on the common property lines of Lots 1 , 2, and 5, B.
E. Hunter's Subdivision, as recorded in Volume 1964, Page 34, D.R.T.C.T. , and Lot
6R, B. E. Hunter's Subdivision, as recorded in Volume 388-M, Page 13, P.R.T.C.T. ,
for a distance of 193.15' ; thence, continuing along said centerline South 76' 25'
19" West (southwesterly) a distance of 71 .17' for a total length of 264.32' to
the westerly boundary line of said Lot 6R.
DISCUSSION
Mr. Al Gregory, owner of abutting property, has requested that the City vacate the
above-described utility easement, as shown on the attached map.
The subject easement, acquired by dedication, is platted but contains no utility
facilities. The subject vacation request is made in order to utilize the vacated
easement as part of the subject property, thus expanding the building area and
providing more usable yard space.
The required and appropriate monetary consideration has been placed in escrow
with the Real Property Department, as required by the Land Agent for the City of
Fort Worth.
Reviewing City departments and private utility companies have raised no
objections to this request. A satisfactory replat has been submitted.
