AN ORDINANCE DISCONTINUING TERRITORY FROM
WITHIN THE CORPORATE LIMITS OF THE CITY OF
FORT WORTH; PRESCRIBING A SAVINGS CLAUSE;
AND PROVIDING AN EFFECTIVE DATE.
Whereas, the City Council finds that the hereinafter described property consti-
tutes a contiguous unimproved tract of land of approximately 1.896 square miles
located within the corporate limits and adjoining the lines of the City of Fort Worth;
now, Therefore,
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH:
Section 1.
That the following described territory within the corporate limits of the City
of Fort Worth is hereby discontinued as a part of the City of Fort Worth and said
tract of land is described by metes and bounds as follows:
BEING a tract of land about 7 miles northeast from the Court House of
Tarrant County, Texas, and embracing all or portions of the S. Townsend,
Wm. Dean, Wn. Doshier, B.B.B. & C. R.R., T. & P. R.R., S. A. Hatcher,
J. Bowman, and J. J. Bonham Surveys, and being more fully described as follows:
BEGINNING at a point in the present city limit line of the City of Fort
Worth, said point being the most southerly southwest corner of the Garcia
Montez and Durand Survey, in the east line of the J. Bowman Surrey.
THENCE south, along the east line of the J. Bowman Survey to its inter-
section with the northeasterly right-of-way line of State Farm-to-Market
Road No. 1220.
THENCE northwesterly, along the northeasterly right-of way line of State
Farm-to-Market Road No. 1220, the present city limit line of the City of Fort
Worth, to its intersection with the east line of the C. Brown Survey.
THENCE north, along the east line of the C. Brown Survey, the present
city limit line of the City of Fort Worth, to the easterly southwest corner
of the T. & P. R.R. Co. Survey.
THENCE west, along the south lines of the T. & P. R.R. Co. and the Wn.
Doshier Surveys, and the south line of the Wn. Doshier Survey produced west,
the present city limit line of the City of Fort Worth, to its intersection
with the east right-of-way line of State Farm-to-Market Road No. 1220.
THENCE north and northwest, along the east and northeast right-of-way
line of State Farm-to-Market Road No. 1220, to a point in said right-of-way
line which is east of the intersection of the west line of the Wm. Dean Survey
with the west right-of-way line of State Farm-to-Market Road No. 1220.
THENCE west, across said Road to the intersection of the west line of the
Wa. Dean Survey with the west right-aff-way line of State Farm-to-Market Road
No. 1220.
THENCE south, along the west line of the Wm. Dean jurvey to its south-
west corner, in the south line of the S. Townsend Survey.
THENCE west, along the south line of the S. Townsend Survey to the
northeast corner of the G. R. Williams tract and the southeast corner of a
tract acquired from J. N. McNay as such tracts are referred to in the cor-
porate boundary description contained in the Fort Worth City Code of 1950.
Thence along the line referred to in the Fort Worth City Code of 1950, the
following courses and distances:
North 27 degrees 5 minutes east 496 feet.
And north 75 degrees 30 minutes east 352.8 feet.
And north 5 degrees 50 minutes west 315.2 feet.
And north 74 degrees 30 west 548.2 feet.
And south 4 degrees 15 minutes west 258.6 feet.
And north 89 degrees 50 minutes west 435.7 feet to an eight-inch live oak.
And north 55 degrees 45 minutes west 821.9 feet to a fifteen-inch post oak.
And north 85 degrees 15 minutes west 407.6 feet.
And north 20 degrees 0 minutes west 470.8 feet.
And north 21 degrees 45 minutes west 524.3 feet.
And south 87 degrees 50 minutes east 277.4 feet.
And north 1 degree 50 minutes west 381.4 feet to a point in the south
line of the H. Dikeman Survey in the north line of the S. Townsend Survey.
THENCE east, along the north line of the S. Townsend Survey and the north
line of the S. Townsend Survey produced east, the present City Limit Line of
the City of Fort Worth, to its intersection with the east right-of-wag line of
State Farm-to-Market Road No. 1220.
THENCE north, along the east right-of-way line of State Farm-to-Market
Road No. 1220, the present City Limit Line of the City of Fort North, to its
intersection with the south right-of-way line of County Road No. 4030.
THENCE east and southeast, along the south and southwest right-of-way
line of County Road No. 4030, the present City Limit Line of the City ofFort
Worth, to its intersection with the east line of the B.B.B. & C. R.R. Company
Survey.
THENCE south, along the east line of the B.B.B. & C. R.R. Co. Survey and
the east line of the T. & P. R.R. Co. Survey, the present City Limit Line of
the City of Fort Worth, to the most northerly southeast corner of said T. & P.
R.R. Co. Survey.
THENCE southeast, along the northeast line of the T. & P. R.R. Co. Survey,
the present City Limit Line of the City of Fort Worth, to its east corner, the
northeast corner of the S. A. Hatcher Survey.
THENCE south, along the east line of the S. A. Hatcher Survey, the present
City Limit Line of the City of Fort Worth, to its southeast corner in the north
line of the J. Bowman Survey.
THENCE east, south, east, and south, along the lines of the J. Bowman
Survey, the present City Limit Line of the City of Fort Worth, to the place of
beginning and containing approximately 1.896 square miles.
Section 2.
If arty section, subsection or provision of this ordinance shall be held invalid
or unconstitutional by a court of competent jurisdiction, the portion so held to be
invalid or unconstitutional shall not affect any other part of the ordinance, which
shall remain in full force and effect.
Section 3.
This ordinance, after it has been duly passed, shall be entered as an order on
the minutes and permanent records of the City of Fort Worth, from and after the date
of its entry, the territory hereinbefore described shall cease to be a part of the
City of Fort Worth.
Section 4.
That this ordinance shall become effective and shall be in full force and effect
from and after its passage, and it is so ordained.

City of Fort Worth Estates
Mrs. McKnight and Gentlemen:
The City Plan Commission at its meeting on November 20, 1962, reviewed
factors related to the annexation of Triangle Estates, a portion of the
W.M. Dean Survey, which was requested by Mr. Wesley T. Johnson, owner and
developer of the property.
Triangle Estates persently i.h$s no facilities for sewerage service but
could be served on the same basis as Jinkens Heights, which adjoins it on
the south, if a contract could be successfuly negotiated with Lake Worth
Village. As shown in green on the plat contained in the attached report,
a sewage pump station planned for construction in the future aim provide
sewerage service for the Jinkens Heights drainage area.
Bids were received October 16, 1962, on a 16-inch water line to pass along
the eastern edge of Triangle Estates in the right-of-way of Boat Club
Road, to the proposed elevated water north of Ten Mile Bridge Road, thus
providing water service to this addition.
To provide for development of this area in accordance with the City's
>fgulations, the City Planning Commission recommends unanimously that
ordinances be adopted placing TrkAgle Estates under second and final
reading to the City and retaining under first reading all other land f
originally included in First Reading Ordinance 3832. Annexation of Lhis
property is consistent with the Policy on Consideration tf Annexation
and Deannexation Requests adopted by the City Council on November 26, 1962

NATURE OF THE STUDY
This document is the study of a written request from Mr. Wesley
T. Johnson addressed to the City of Fort Worth asking that considera-
tion be given to annex to the City of Fort Worth,, a portion of the
Wm. Dean Survey,, known as Triangle Estates.
SUMMARY
The area requested to be annexed is immediately north of Jinkens Heights
Additions which was annexed to the City of Fort Worth January 12# 1962.
Water services are contemplated to be available to Triangle Estates by
January 1# 1963. As Fort Worth presently does not have the facilities
to extend sewage service to the areas it would have to be served on
the same basis as Jinkens Heights# by negotiating a contract with Lake
Worth Village to extend its sewage service to Triangle Estates. The
annexation of this property will aid in providing for proper growth and
development as it will then be subject to Fort Worth's Municipal Regula-
tions.
RECOMMENDATION
The PlanningNDirsotor recommends the immediate annexation of Triangle
Estates to the City of Fort Worth# and that other developed property ip
this area be considered for annexation in accordance with the Comprehen-
sive Annexation Study presently being prepared by the Planning Department.
Also# it is recommended that upon annexation to the City of Fort Worth#
the entire acreage in question be given an "A" One Family zoning classifi-
cation# in accordance with the Comprehensive Zoning Ordinances City of
Fort Worth# 1952# as amended.
ANNEXATION STUDY - TRIANGLE ESTATES
ANNEXATION STATUS
Triangle Estates is a 66.85 acre tract and a portion of that area (approxi-
mately 2 sq. miles) north of Lake Worth Village, east of Lake Worth, and
west of Marine Lake, that was placed under First Reading to the City of
Fort Worth on May 16, 19580 by Ordinance No, 3832.
LOCATION
Triangle Estates is located to the northwest of Fort Worth in the Wm. Dean
Survey. It lies immediately west of Beat Club Road and north of Jinkene
Heights Addition.
UTILITY SERVICES
A contract between the City of Fort Worth and Lake Worth Village has been
signed, providing for sewerage service to be extended to Jinkens Heights
Addition, by Lake Worth Village. This contract provides this service for
the Jinkens Heights Addition only. Sewerage service to Triangle Estates,
could be handled in the same manner, under a separate contract negotiated
with Lake Worth Village.
Fort Worth plans to complete a pump station in 1965 on the southern boundary
of Jinkens Heights Addition to handle the sewage in this drainage area,
which includes Triangle Estates. (see attached map)
A portion of the eastern edge of Jinkens Heights Addition is presently
traversed by a 16 inch water line. Bids were received October 16, 19620
to extend this line in a northerly direction along the west line of Boat
Club Road to the proposed elevated water tank north of Ten Mile Bridge Road.
This line will be located along the eastern edge of Triangle Estates, thus
providing water service to this addition.
LAND USE CONTROLS
The area in question is presently being developed as a residential district,
with nine new homes of medium price already constructed. However, Fort
Worth presently has no control over the land use or quality of construction
in this area. Future construction could be detrimental to existing and
proposed land use if controls are not exercised in the near future, Annexa-
tion would allow equitable control of future development and the protection
of existing investments,
