THIRD AMENDMENT TO LEASE AGREEMENT
This Third Amendment to Lease Agreement("Third Amendment")is entered into as of.7ftie-c1
1,2019(the"Third Amendment Date") by and between Alliance Center-East Association, a Texas
non-profit corporation ("Lessor"), and the City of Fort Worth, a Texas home rule municipal
corporation("Lessee").
WHEREAS, Lessor and Lessee entered into a certain Lease Agreement dated March 28,
2008 (City Secretary Contract No. 36872), as amended by that First Amendment to Lease
Agreement dated February 27, 2009 (City Secretary Contract No. 36872-A1) and that certain
Second Amendment to Lease Agreement dated as of March 16, 2011 (City Secretary Contract No.
36872-A2)(collectively,the"Lease"), for premises more particularly described therein;and
WHEREAS,the Lessee and Lessor desire to amend the Lease as described below.
NOW, THEREFORE, for $10.00 and other good and valuable consideration, the receipt
and sufficiency of which is hereby acknowledged,Lessor and Lessee agree as follows: j
1. The Lease term is hereby extended such that it expires at 5:00 p.m., Fort Worth,
Texas,time,on March 31,2022,on the terms and conditions of the Lease as modified hereby.
2. Following the Third Amendment Date, Lessee shall have two remaining *rights to
extend the Lease term for one year each by providing at least one hundred fifty(150) days advance
written notice prior to the expiration of the Lease or any extension thereof.
3. Lessee acknowledges and agrees that (a) Lessor has performed all of its obligations
under the Lease, and (b) there are no offsets, claims or defenses to the payment of rent and the
performance of the other obligations of Lessee under the Lease.
4. The Lease, as amended hereby, remains in full force and effect. Capitalized terms
not defined herein have the meanings assigned to them in the Lease. This Third Amendment may be j
signed in separate counterparts.Facsimile signatures shall'be deemed originals.

Office Space Located at 2421 Westport;Parkway, Suite 800 for the Fort Worth Police Department

RECOMMENDATION:

It is recommended that the City Council authorize execution of a lease amendment with Alliance Center-
East Association to extend the current lease term for three(3)years and to add two (2) additional one (1)
year renewal options for the office space located at 2421 Westport Parkway, Suite 800 for the Fort Worth
Police Department.
DISCUSSION:
On June 29, 2007 (M&C L-15736), City Council approved the execution of a lease with Alliance Center-
East Association ("Landlord")for space located at 2421 Westport Parkway, Fort Worth, Texas 76177 to be
utilized by the Fort Worth Police Department("FWPD") as a police storefront. The Landlord and City
entered into the lease on March 28, 2008 (City Secretary.Contract No. 36872)for$1.00 per year.
The lease, as amended by subsequent renewals and modifications, expired effective March 31, 2019, and i
the City is in holdover status.

The Landlord and FWPD desire to extend the current lease term by three (3)years to expire on March 31,
2022 with two (2)automatic, successive one (1)year renewals to expire March 31, 2024.
This property is located in Council District 7.
