ORDINANCE NO.
AN ORDINANCE AMENDING ORDINANCE NO. 3011, BEING AN ORDINANCE TO REGULATE AND TO RESTRICT THE LO-
CATION AND USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE, INDUSTRY,, RESIDENCES, OR OTHER
PURPOSES; THE HEIGHT, NUMBER OF STORIES AND SIZE OF BUILDINGS AND OTHER STRUCTURES; THE SIZE OF
YARDS AND OTHER OPEN SPACES: OFF-STREET PARKING AND LOADING AND THE DENSITY OF POPULATION; AND
FOR SAID PURPOSES TO DIVIDE THE MUNICIPALITY INTO DISTRICTS OF SUCH NUMBER, SHAPE AND AREA AS MA
BE DEEMED BEST BY FIXING DEFINITE USES OF THE BUILDINGS HEREINAFTER ERECTED IN SAID DESCRIBED
AREAS FROM THE USES AS SHOWN ON THE MAPS CONTAINED IN SAID ORDINANCE NO. 3011; PRESCRIBING A
SAVINGS CLAUSE; PROVIDING A FINE OF NOT LESS THAN $5.00 NOR MORE THAN $200.00 FOR EACH OFFENSE,
AND THAT EACH DAY THAT A VIOLATION IS PERMITTED TO EXIST SHALL CONSTITUTE A SEPARATE OFFENSE;
AND NAMING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1.
That Ordinance No. 3011 be amended so that the following described areas in the hereinafter des-
cribed areas be altered, changed and amended as follows to wit:
Z-66-41 Tract 12 (City Tax Records) E. S. Terrell Survey, more fully described as follows:
Beginning at the northwest corner of the E. S. Terrell Survey; Thence, east with the
north line of said Terrell Survey a distance of 1361 feet to the northeast corner of
the former Cobb Brick Company tract; Thence, south along the east line of said Cobb
Brick Company tract a distance of 2634 feet to the southeast corner of said Cobb Brick
Company tract; Thence, west 400 feet to a boiler flue in the ground for the place of
beginning for the tract being described; Thence, north 14°2' east, 525 feet to a stake;
Thence, east 609.4 feet to a stake; Thence, south 260 west, 52.2 feet to a stake; Thenc
south 15-1/4' west, 480 feet to a stake; Thence, west 589.9 feet to the place of begin-
ning FROM "B" TO "I" save and except the south 180 feet of the above-described

as follows: Beginning at a point on the north line of the proposed widening of
Sycamore School Road being 450.8 feet west of the southwest corner of Lot 11, Block 103,
Hallmark Addition; Thence, north 00 04' west, 97.8 feet to the beginning of a curve
from which the center of said curve bears south 89° 56' west, 981.91 feet; Thence,
northerly with said curve through a central angle of 110 31' for a distance of 199.1
feet to a point on said curve being 6.6 feet southerly from the north end of said curve;
Thence, north 840 46' east, 474.1 feet; Thence, south 0° 12' west, 327.2 feet to a
point on the north line of the proposed widening of Sycamore School Road; Thence with
the north line of the proposed widening Sycamore School Road, north 890 48' west, 133.5
feet; south 870 53' west, 317.3 feet to the place of beginning. FROM UNZONED TO "E"

SECTION Z.
The zoning regulations and districts, as herein established, have been made in accordance with
the comprehensive plan for the purpose of promoting health, safety, morals and the general welfare
of the community. They have been designed to lessen congestion in the streets; to secure safety
from fire, panic, flood and other dangers; to provide adequate light and air; to prevent over-
crowding of land; to avoid undue concentration of population; to facilitate the adequate provision
of transportation, water, sewerage, parks and other public requirements. They have been made

after a full and complete public hearing with reasonable consideration, among other things, of
the character of the district and its peculiar suitability for the particular uses and with a
view of conserving the value of buildings and encouraging the most appropriate use of land
throughout the community.
SECTION 3.
This ordinance shall be cumulative of all other ordinances of the City of Fort Worth affecting
zoning and shall not repeal any of the provisions of said ordinances except in those instances
where provisions of those ordinances are in direct conflict with the provisions of this
ordinance.
SECTION 4.
Should any section, clause or provision of this ordinance be declared by the court to be invalid
the same shall not affect the validity of the ordinance as a whole or any part thereof, other
than the part so declared to be invalid.
SECTION 5.
Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply
with or who resists the enforcement of any of the provisions of this ordinance shall be fined
not less than Five and No/100 Dollars ($5.00) nor more than Two Hundred and No/100 Dollars
($200.00) for each offense. Each day that a violation is permitted to exist shall constitute
a separate offense.
SECTION 6.
This ordinance will take effect and be in full force and effect from and after its passaze and
publication as required by law.
