ORDINANCE NO. FT. WORTH, TUL
AN ORDINANCE AMENDING ORDINANCE NO. 3011, BEING AN ORDINANCE TO REGULATE AND RESTRICT THE LOCA-
TION AND USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE, INDUSTRY,RESIDENCE, OR OTHER PURPOSES,
THE HEIGHT, NUMBER OF STORIES AND SIZE OF BUILDINGS AND OTHER STRUCTURES, THE SIZE OF YARDS AND
OTHER OPEN SPACES, OFF-STREET PARKING AND LOADING AND THE DENSITY OF POPULATION; AND FOR SAID
PURPOSES TO DIVIDE THE MUNICIPALITY INTO DISTRICTS OF SUCH NUMBER, SHAPE AND AREA AS MAY BE DEEMED
BEST BY FIXING DEFINITE USES OF THE BUILDINGS HEREINAFTER ERECTED IN SAID DESCRIBED AREAS FROM
THE USES AS SHOWN ON THE MAPS CONTAINED IN SAID ORDINANCE NO. 3011; PRESCRIBING A SAVINGS CLAUSE;
PROVIDING A FINE OF NOT LESS THAN $5.00 NOR MORE THAN $200.00 FOR EACH OFFENSE, AND THAT EACH
DAY THAT A VIOLATION IS PERMITTED TO EXIST SHALL CONSTITUTE A SEPARATE OFFENSE; AND NAMING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1.
That Ordinance No. 3011 be amended so that the following described uses in the hereinafter des-
cribed areas be altered, changed and amended as follows to wit:

63-Z-124: Lots 1 and 2. Block 6, John C. Ryan South Addition (3100 6th Avenue) FROM "B" to "E"
63-Z-89: Lots 22, 23, and 24, Block 3, North Mistletoe Addition (2300-2308 West Rosedale -

and a creek running generally north and south through the lot on the west, being more fully des-
cribed as follows: Being a part of Lot 62, Block 2, Greenbriar Addition to the City of Fort Worth,
according to plat recorded in Volume 388-R, Page 58, Deed Records, Tarrant County, Texas, and being
more particularly the part of Lot 62 that falls northeasterly from the centerline of a creek runnin
through said Lot 62; Beginning at the northeast corner of said Lot 62; Thence South 0015' West
along the West line of County Rd. 1002 (Edgecliff Road), and the East line of said Lot 62 a dis-
tance of 473 feet to the centerline of said creek; Thence Northwesterly along said creek 660 feet
more or less to a point in the East line of Lot 57 in said Block 2; Thence Northerly along the
East line of said Lot 57, same being the West line of said Lot 62, a distance of 80 feet, more or
less to the Northwest corner of said Lot 62; Thence North 89055, East along the North line of said

the south right-of-way of East Maddox Avenue and the west right-of-way line of South Riverside
Drbe; Thence southerly along the west line of South Riverside Drive a distance of 200 feet to
the true point of beginning; Thence southerly along a curve to the right, said curve being the
westerly right-of-way line of South Riverside Drive, a distance of 300 feet to a point for corner;
Thence west 00 a distance of 80 feet M/L to a point for cornet, said point being on the centerline
of the main track of the Missouri Pacific Railroad; Thence northerly Along the centerline of the
main track of the Missouri Pacific Railroad, a distance of 300 feet to a point for corner; Thence

SECTION 2.
The zoning regulations and districts, as herein established, have been made in accordance with
the comprehensive elan for the _purpose of promoting health, safety, morals, and the general
welfare of the community. They have been designed to lessen congestion in the streets; to
secure safety from fire, panic, flood and other dangers; to provide adequate light and air;
to prevent overcrowding of land; to avoid undue concentration of population; to facilitate
the adequate provision of transportation, water, sewerage, parks and other public requirements.
They have been made after a full and complete public hearing with reasonable consideration,
among other things, of the character of the district and its peculiar suitability for the
particular uses and with a view of conserving the value of buildings and encouraging the most
appropriate use of land throughout the community.
SECTION 3.
This ordinance shall be cumulatAe of all other ordinances of the City of Fort Worth affecting
zoning and shall not repeal any of the provisions of said ordinances except in those instances
where provisions of those ordinances are in direct conflict with the provisions of this ordinaTm.
SECTION 4.
Should any section, clause or proa.sion of this ordinance be declared by the court to be invalid,
the same shall not affect the validity of the ordinance as a whole or any Dart thereof, other
than the part so declared to be invalid.
SECTION 5.
Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply
with or who resists the enforcement of any ofthe provisions of this ordinance shall be fined
not less than Five and No/100 Dollars($5.00) nor more than Two Hundred and No/100 Dollars
($200.00) for each offense. Each day that a violation is permitted to exist shall constitute
a separate offense.
SECTION 6.
This Ordinance will take effect and be in full force and effect from and after its passage and
publication as required by law.
