AN ORDINANCE VACATING AND EXTINGUISHING A PORTION OF
WHITE SETTLEMENT ROAD, SITUATED IN THE J. ROWLAND
SURVEY, ABSTRACT NO. 1355 AND THE P. CALDWELL SURVEY,
ABSTRACT NO. 365 , CITY OF FORT WORTH, TARRANT COUNTY,
TEXAS, CONTAINING APPROXIMATELY 343 ACRES OR 14,958
SQUARE FEET OF LAND MORE OR LESS; PROVIDING FOR
REVERSION OF FEE IN SAID LAND; PROVIDING THAT THE CITY
SHALL RETAIN ALL EXISTING UTILITIES EASEMENTS; REPEALING
ALL ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That a portion of White Settlement Road, situated in the J. Rowland Survey, Abstract No.
1355 and the P. Caldwell Survey, Abstract No. 365, City of Fort Worth, Tarrant County, Texas,
and containing 14,958 square feet or 0.343 acres of land more or less, and as more specifically
described in Exhibits A and B attached hereto and incorporated herein by reference be and the
same is vacated and extinguished.
SECTION 2.
That the easement to the land in the above-described vacated street right of way is hereby
released and shall revert to the adjacent owner as provided by law.
SECTION 3.
All existing utility easement be shall be retained by the City until such time all utilities
located in that easement are relocated at the owner's expense.

SECTION 4.
That all ordinances or parts of ordinances in conflict herewith are hereby repealed.
SECTION 5.
That this ordinance shall take effect upon adoption.

LEGAL DESCRIPTION
RIGHT-OF-WAY VACATION
BEING 0.343 acre of land situated in the J. ROWLAND SURVEY, Abstract No. 1355, and the P.
CALDWELL SURVEY, Abstract No. 365, Fort Worth, Tarrant County,Texas, and being a portion
of White Settlement Road (a 50 foot wide public right-of-way). Said 0.343 acre of land being more
particularly described by metes and bounds as follows:
BEGINNING at a %" iron rod marked "Brittain & Crawford" set at the West corner of Lot 1-R-1,
Clifford Addition, to the City of Fort Worth, Tarrant County, Texas, according to the plat recorded
in Cabinet B, Slide 1215, of the Official Public Records of Tarrant County, Texas, and said point
lying in the South boundary line of Lot 1-R-2, of said Clifford Addition;
THENCE S 890 53'26" E 322.96 feet, along the South boundary line of said Lot 1-R-
1, and the North right-of-way line of said White Settlement Road, to a point lying in the West
right-of-way line of Expedition Drive (a 90 foot wide public right-of-way)
THENCE S 260 35'27"W 53.55 feet, severing said White Settlement Road and
running along the West right-of-way line of said Expedition Drive, to a point lying in the South
right-of-way line of said White Settlement Road and the North boundary line of a tract of land
conveyed to West/Loop 820 Partners, by the deed recorded in Volume 12927, Page 38, of
the Official Public Records of Tarrant County, Texas;
THENCE S 890 59' 51"W 297.51 feet, along the South right-of-way line of said White
Settlement Road and the North boundary line of said West/Loop 820 Partners Tract, to a %"
iron rod found at the Northwest corner of said West/Loop 820 Partners Tract, and said point
being the most Northerly Northeast corner of Lot 3, Block 1, Ruland Addition, to the City of
Fort Worth, Tarrant County,Texas, according to the plat recorded in Cabinet A, Slide 12786,
of the Official Public Records of Tarrant County, Texas;
THENCE N 010 44' 51"W 48.54 feet, severing the aforesaid White Settlement Road,
to the POINT OF BEGINNING containing 0.343 acre(14,958 square feet) of land.

SUBJECT
Adopt Ordinance Vacating a Portion of White Settlement Road,Southwest of the Intersection of Expedition Drive and White Settlement Road to
be Replatted with the Adjoining Property for Future Commercial Development and Parking(COUNCIL DISTRICT 3)
RECOMMENDATION:
It is recommended that the City Council:
1.Adopt the attached ordinance vacating a portion of White Settlement Road,southwest of the intersection of Expedition Drive and
White Settlement Road to be replatted with the adjoining property for future commercial development and parking;and
2.Waive any and all purchase fee value of the vacated land in accordance with City policy.
DISCUSSION:
Brittain and Crawford,LLC,on behalf of West Loop 820 Partners,has requested vacation of this portion of White Settlement Road,a former
County Road,to be replatted with the adjoining property for a commercial development and parking lot.The City Plan Commission recommended
approval of this request at its meeting on March 27,2019.An acceptable final plat(FS-19-020)has been received in accordance with the
Subdivision Ordinance.
The City of Fort Worth(City)originally obtained the above mentioned right-of--way through annexation,Ordinance No.3191.The City does not own
any fee interest in the rights-of-way or own any property adjacent to the right-of-way and did not expend any City funds to purchase the right-of-way
easement. In accordance with the City's policy regarding street and alley vacation transactions approved by the City Council on March 6,2007,
Mayor and Council Communication(M&C G-15624),staff recommends waiving the fair market value or any portion thereof of purchase price of
this right-of--way easement for the street.
This project is located in COUNCIL DISTRICT 3.
A Form 1295 is not required because:This M&C does not request approval of a contract with a business entity.
FISCAL INFORMATION/CERTIFICATION:
The Director of Finance certifies that approval of these recommendations will have no material effect on City funds.Any assets recorded on the
City's financial statements associated with this land will be adjusted upon approval.
