AN ORDINANCE VACATING AND EXTINGUISHING A PORTION OF
PRINCE COURT, SITUATED BETWEEN BLOCKS 1 AND 3, GLEN
GARDEN PARK ADDITION, AN ADDITION TO THE CITY OF FORT
WORTH, TARRANT COUNTY, TEXAS, AS RECORDED IN VOLUME
388-8, PAGE 17, PLAT RECORDS, TARRANT COUNTY, TEXAS, AND
CONTAINING APPROXIMATELY 7006 ACRE OR 30,518 SQUARE FEET
OF LAND MORE OR LESS; PROVIDING FOR REVERSION OF FEE IN
SAID LAND; PROVIDING THAT THE CITY SHALL RETAIN ALL
EXISTING UTILITIES EASEMENTS; REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH; AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That a portion of Prince Court, a variable width street, lying between Blocks 1 and 3,
Glen Garden Park Addition, an addition to the City of Fort Worth, Tarrant County, Texas, as
recorded in Volume 388-8, Page 17 of the Plat Records of Tarrant County, Texas and containing
0.7006 of acre or 30,518 square feet of land more or less, and as more specifically described in
Exhibits A attached hereto and incorporated herein by reference be and the same is vacated and
extinguished.
SECTION 2.
That the easement to the land in the above-described vacated alley right-of-way is hereby
released and shall revert to the adjacent owner as provided by law.
SECTION 3.
All existing utility easements be shall be retained by the City until such time all utilities
located in that easement are relocated at the owner's expense.
SECTION 4.

That all ordinances or parts of ordinances in conflict herewith are hereby repealed.
SECTION 5.
That this ordinance shall take effect upon adoption.

LEGAL DESCRIPTION
Prince Court, a variable width public street, lying between Blocks 1 and 3, GLEN GARDEN PARK ADDITION,
an addition to the City of Fort Worth, Tarrant County, Texas, according to the plot recorded in Volume
388-8, Page 17, Plat Records, Tarrant County, Texas, being more particularly described by metes and
bounds as follows:
BEGINNING at the northwest corner of Lot 17, of said Block 1, and at the intersection of the east
right—of—way line of Old Mansfield Road, a 60 feet wide public street, and the south right—of—way line
of said Prince Court;
THENCE North 16 degrees 00 minutes 00 seconds West along the east right—of—way line of said Old
Mansfield Road, 52.01 feet to the southwest comer of Lot 1, of said Block 3;
THENCE East along the south line of Lots 1 thru 4, of said Block 3, 455.04 feet to the beginning of a
cul—de—sac curve to the right whose radius bears South 60 degrees 00 minutes 00 seconds East, 50.00
feet;
THENCE along said cul—de—sac curve to the right, through a central angle of 150 degrees 00 minutes
00 seconds, an arc length of 136.90 feet (long chord bears South 75 degrees 00 minutes 00 seconds
East, 96.59 feet) to the southeast corner of Lot 4, of said Block 3, and in the west line of Lot D,
Block 1, Glen Garden Park Addition, an addition to the City of Fort Worth, Tarrant County, Texas,
according to the plat recorded in Volume 388—P, Page 46, of said Plat Records;
THENCE South along the west line of Lot D, of said Block 1, 65.00 feet to the northeast corner of Lot
12, of said Block 1. of said Glen Garden Park Addition;
THENCE North 65 degrees 18 minutes 28 seconds West along the north line of Lot 12, of said Block 1,
37.75 feet to the beginning of a curve to the left whose radius bears South 24 degrees 41 minutes 32
seconds West, 265.00 feet;
THENCE along said curve to the left and along the north line of Lots 12 and 13. of said Block 1,
through a central angle of 24 degrees 41 minutes 32 seconds, an arc length of 114.20 feet (long chord

Adopt Ordinance Vacating a Portion of Prince Court to be Replatted with the Adjoining Property to Consolidate the Lots for a Future Commercial
Development(COUNCIL DISTRICT 8)
RECOMMENDATION:
It is recommended that the City Council:
1.Adopt the attached ordinance vacating a portion of Prince Court to be replatted with the adjoining property to consolidate the lots for a future
commercial development;and
2.Waive any and all purchase fee value of the vacated land in accordance with City policy.
DISCUSSION:
Grant Engineering,Inc.,on behalf of J.Michael Sadler,has requested vacation of this street to be replatted with the adjoining property to
consolidate the lots for a future commercial development.The City Plan Commission recommended approval of this request at its meeting on
September 25,2019.An acceptable final plat(FS-19-159)has been received in accordance with the Subdivision Ordinance.
The City of Fort Worth(City)originally obtained the above mentioned right-of-way through plat dedication.The City does not own any fee interest in
the rights-of-way or own any property adjacent to the right-of-way and did not expend any City funds to purchase the right-of-way easement.In
accordance with the City's policy regarding street and alley vacation transactions approved by the City Council on March 6,2007,Mayor and
Council Communication(M&C G-15624),staff recommends waiving the fair market value or any portion thereof of purchase price of this right-of-
way easement for the street.
This project is located in COUNCIL DISTRICT 8..
A Form 1295 is not required because:This M&C does not request approval of a contract with a business entity.
FISCAL INFORMATION/CERTIFICATION:
The Director of Finance certifies that approval of these recommendations will have no material effect on City funds.
