AN ORDINANCE AMENDING ORDINANCE NO. 3011, BEING AN ORDINANCE TO REGULATE AND TO RESTRICT
THE LOCATION AND USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE, INDUSTRY, RESIBENCES,
OR OTHER PURPOSES, THE HEIGHT, NUMBER OF STORIES AND SIZE OF BUILDING: AND OTHER STRUC-
TURES: THE SIZE OF YARDS AND OTHER OPEN SPACES; OFF-STREET PARKING AND LOADING AND THE
DENSITY OF PUPULATION; AND FOR SAID PURPOSES TO DIVIDE THE MUNICIPALITY INTO DISTRICTS
OF SUCH NUMBER, SHAPE AND AREA AS MAY BE DEEMED BEST BY FIXING DEFINITE USES OF THE
BUILDINGS HEREINAFTER ERECTED IN SAID DESCRIBED AREAS FROM THE USES AS SHOWN ON THE
MAPS CONTAINED IN SAID ORDINANCE NO. 3011; PRESCRIBING A SAVINGS CLAUSE; PROVIDING A
FINE OF NOT LESS THAN $5.00 NOR MORE THAN $200.00 FOR EACH OFFENSE, AND THAT EACH DAY
THAT A VIOLATION IS PERMITTED TO EXIST SHALL CONSTITUTE A SEPARATE OFFENSE; AND NAMING
AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1 .
That Ordinance No. 3011 be amended so that the following described uses in the herein-
after described area be altered, changed and amended as follows to wit:

THENCE South 0'07' West 151-5/10 feet to the place of beginning, and con-
taining 4-12/100 acres of land, of which 3-06/100 Acres are in the P. Pate
Survey, and 1-06/100 Acres are in the H. Covington Survey.

Thence West 1179-6/10 feet to a point in the east line of the 1-303/1000 acres
tract conveyed to Texas Electric Service Company by the deed recorded in
volume 4695, page 702, of said Deed Records.
Thence north 37041 ' west, along said .tract line, 486-1/10 feet to a point
for the northeast corner of said tract in the north line of said John Bursey
Survey and of said Graco Enterprises Ltd. tract and being 53-45/100 feet
from its northwest corner.
Thence south 88054' east, along the north line of said survey and tract,
1477-05/100 feet to the place of beginning and containing 11-248/100 acres.

SECTION 2.
The zoning regulations and districts, as herein established, have been made in accordance with
the comprehensive plan for the purpose of promoting health, safety, morals and the general
►delfare of the community. They have been designed to lessen congestion in the streets; to
secure safety from fire, panic, flood and other dangers; to provide adequate light and air;
to prevent overcrowding of land; to avoid undue concentration of population; to facilitate
the adequate provisions of transportation, water, sewerage, parks and other public require-
ments. They have been made after a full and complete public hearing with reasonable considera-
tion among other things, of the character of the district and its peculiar suitability for
the particular uses and with a view of conserving the value of buildings and encouraging the
most appropriate use of land throughout the community.
SECTION 3.
This ordinance shall be cumulative of all other ordinances of the City of Fort Worth affecting
zoning and shall not repeal any of the provisions of said ordinances except in those instances
where provisions of those ordinances are in direct conflict with the provisions of this
ordinance.
SECTION 4.
Should any section, clause or provision of this ordinance be declared by the court to be in-
valid, the same shall not affect the validity of the ordinance as a whole or any part thereof,
other than the part so declared to be invalid.
SECTION 5.
Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply
with or who resists the enforcement of any of the provisions of this ordinance shall be fined
not less than Five and No/100 Dollars ($5.00) nor more than Two Hundred and No/100 Dollars
($200.00) for each offense. Each day that a violation is permitted to exist shall constitute
a separate offense.
SECTION 6.
This ordinance will take effect and be in full force and effect from and after its passage
and publication as required by law.
