AN ORDINANCE AMENDING THE COMPREHENSIVE ZONING
ORDINANCE, ORDINANCE NO. 3011, AS AMENDED, SAME
BEING AN ORDINANCE REGULATING AND RESTRICTING THE
LOCATION AND USE OF BUILDINGS, STRUCTURES, AND
LAND FOR TRADE, INDUSTRY, RESIDENCE OR OTHER
PURPOSES, THE HEIGHT, NUMBER OF STORIES AND SIZE
OF BUILDINGS AND OTHER STRUCTURES, THE SIZE OF
YARDS AND OTHER OPEN SPACES, OFF-STREET PARKING
AND LOADING, AND THE DENSITY OF POPULATION, AND
FOR SAID PURPOSES DIVIDING THE MUNICIPALITY INTO
DISTRICTS OF SUCH NUMBER, SHAPE AND AREA AS MAY BE
DEEMED BEST SUITED TO CARRY OUT THESE REGULATIONS
AND SHOWING SUCH DISTRICT AND THE BOUNDARIES
THEREOF UPON "DISTRICT MAPS," PROVIDING FOR IN-
TERPRETATION, PURPOSE AND CONFLICT; PROVIDING THAT
THIS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDI-
NANCES AFFECTING ZONING; PROVIDING A SAVINGS
CLAUSE; PROVIDING A SEVERABILITY CLAUSE; PROVIDING
A PENAL CLAUSE; AND NAMING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
FORT WORTH, TEXAS:
SECTION 1.
That Ordinance No. 3011 be and is hereby amended so that permitted uses
in the hereinafter described areas be altered, changed, and amended as
follows:
Z-76-121 Tract 33, G. J. Ashabranner Survey, more particularly de-
scribed as follows:
Beginning at a concrete monument in the North R.O.W. line of
U. S. Highway No. 287, said point being the most Northwesterly
corner of a tract of land conveyed to the Texas Highway
Department and recorded in Volume 3870, Page 680, Deed Records,
Tarrant County, Texas, said point also being the Southeast
corner of said Lot 5, Block 5, Edgewood Park Addition;
Thence N 001 - 14, W along the East line of Edgewood Park
Addition 1186.1 feet to an iron pin in the South line of
Wilbarger Street;
Thence N 890 - 46, E along said South line 1290.9 feet to an
iron pin at the beginning of a curve to the right having a
radius of 1058.33 feet;
Thence Southeasterly, along said curve a distance of 512.9
feet to an iron pin at the end of said curve;
Thence S 620 - 28' E continuing along the South line of
Wilbarger Street 254.5 feet to an iron pin in the West line
of Carey Street;
Thence S 00' - 53' E along said West line 986. 3 feet to an
iron pin for corner;
Thence S 891 - 35' W 1998.0 feet along the South line of said
Block 1 to a concrete monument in the North R.O.W. line of
U.S. Highway No. 287, said point being on a curve to the left
having a radius of 282.0 feet;

Z-76-121 Thence Northwesterly, along said curve and along said North
(Cont. ) R.Q.W. line a distance of 34.6 feet to an iron pin at the end
of said curve;
Thence N 78' - 50' W continuing along said North R.O.W. line
100. 0 feet to a concrete monument for corner;
Thence N 82' - 42' W, continuing along said North R.O.W. line
75.7 feet to the POINT OF BEGINNING and containing 60.243 acres
of land save and except the west 300' of said tract.

That portion of said tract being the west 300' tract 33,
G. J. Ashabranner Survey.
From "A-G" Agricultural to "I-P" Industrial Park
Tract 33-A, G. J. Ashabranner Survey, more particularly de-
scribed as follows:
Beginning at an iron pin at the intersection of the South line
of Wilkes Drive with the West line of Carey Street, said point
being by deed 2444.4 feet North and 30.0 feet West of the
Southeast corner of said George J. Ashabranner Survey;
Thence S 000 - 53' E along the West line of Carey Street
175.4 feet to an iron pin in the North line of Wilbarger
Street;
Thence N 620 - 28' W along said North line 209.9 feet to an
iron pin at the beginning of a curve to the left having a
radius of 1108.33 feet;
Thence Northwesterly, along said curve and said North line
203.1 feet to an iron pin in the South line of Wilkes Drive;
Thence N 89' - 46' E along said South line 371.1 feet to the
POINT OF BEGINNING and containing 0.69 acres of land.

SECTION 2.
That the zoning regulations and districts, as herein established, have
been made in accordance with the comprehensive plan for the purpose of
promoting the health, safety, morals and general welfare of the community.
They have been designed to lessen congestion in the streets; to secure
safety from fire, panic, flood and other dangers; to provide adequate
light and air; to prevent overcrowding of land, to avoid undue concentra-
tion of population; to facilitate the adequate provisions of transpo-
rtation, water, sewerage, parks and other public requirements. They
have been made after a full and complete public hearing, with reasonable
consideration, among other things, of the character of the district
and its peculiar suitability for the particular uses and with a view
of conserving the value of building and encouraging the most appropriate
use of land throughout the community.
SECTION 3.
That this ordinance shall be cumulative of all other ordinances of the
City of Fort Worth affecting zoning and shall not repeal any of the
provisions of such ordinances, except in those instances where provi-
sions of such ordinances are in direct conflict with the provisions of
this ordinance.

SECTION 4.
That all rights or remedies of the City of Fort Worth, Texas, are
expressly saved as to any and all violations of Ordinance No. 3011 or
of any amendments thereto of said City of Fort Worth, Texas, that have
accrued at the time of the effective date of this ordinance; and, as
to such accrued violations, the court shall have all of the powers
which existed prior to the effective date of this ordinance.
SECTION 5.
It is hereby declared to be the intention of the City Council that the
sections, paragraphs, sentences, clauses and phrases of this ordinance
are severable, and if any phrase, clause, sentence, paragraph or
section of this ordinance shall be declared v'oid, ineffective or
unconstitutional by the valid judgment or decree of any court of
competent jurisdiction, such voidness, ineffectiveness or unconstitu-
tionality shall not affect any of the remaining phrases, clauses,
sentences, paragraphs or section of this ordinance, since the same
would have been enacted by the City Council without the incorporation
herein of any such void, ineffective or unconstitutional phrase,
clause, sentence, paragraph or section.
SECTION 6.
That any person, firm or corporation who violates, disobeys, omits,
neglects or refuses to comply with or who resists the enforcement of
any of the provisions of this ordinance shall be fined not less than
Five Dollars ($5.00) , nor more than Two Hundred Dollars ($200.00) for
each offense. Each day that a violation is permitted to exist shall
constitute a separate offense.
SECTION 7.
That this ordinance shall become effective and be in full force and
effect from and after the date of its passage and publication, as
required by law, and it is so ordained.
