AN ORDINANCE VACATING AND EXTINGUISHING A PORTION OF
SOUTHLAND AVENUE, SITUATED IN THE WM. WELCH SURVEY,
ABSTRACT NO. 1644, LOCATED IN THE CITY OF FORT WORTH, TARRANT
COUNTY, TEXAS; AS SHOWN ON PLAT FOR SOUTHLAND SUBDIVISION OF
BLOCK 10 FIELD'S WELCH ADDITION AN ADDITION TO THE CITY OF
FORT WORTH, AS RECORDED IN VOLUME 310, PAGE 5 OF THE PLAT
RECORDS OF TARRANT COUNTY, TEXAS; CONTAINING APPROXIMATELY
7,500 SQUARE FEET OR 0.172 ACRES OF LAND, PROVIDING FOR
REVERSION OF FEE IN SAID LAND; PROVIDING THAT THE CITY SHALL
RETAIN ALL EXISTING UTILITIES EASEMENTS; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING AN EFFECTIVE
DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That a portion of Southland Avenue (a fifty (50) foot width right -of -way), situated in the Wm.
Welch Survey, Abstract Number 1644, located in the City of Fort Worth, Tarrant County, Texas, as shown
on the plat for Southland Subdivision of Block 10 Field's Welch Addition, an addition to the City of Fort
Worth, as recorded in Volume 310, Page 5 of the Plat Records of Tarrant County, Texas, and containing
approximately 7,500 square feet or 0.172 acres of land more or less, and as more specifically described in
Exhibits "A" and `B" attached hereto and incorporated herein by reference be and the same is vacated and
extinguished.
SECTION 2.
That the right of way easement to the land in the above - described vacated street right of way is
hereby released and shall revert to the adjacent owner as provided by law.
SECTION 3.
All existing utility easements be shall be retained by the City until such time all utilities located in
that easement are relocated at the owner's expense.

SECTION 4.
That all ordinances or parts of ordinances in conflict herewith are. hereby repealed.
SECTION 5.
That this ordinance shall take effect upon adoption.

PROPERTY DESCRIPTION
BEING a tract of land situated in the Wm. Welch Survey, Abstract No. 1644, City of Fort Worth, Tarrant County, Texas, being
a portion of Southland Avenue (a 50' width public right —of —woy) as shown on plot for Southland Subdivision of Block 10
Field's Welch Addition, on addition to the City of Fort Worth, according to the plot recorded in Volume 310, Page 5. Plat
records, Tarrant County, Texas, said tract of land being more particularly described by metes and bounds as follows:
:OMMENCING at an 'X" cut in concrete found for the intersection of the north right —of —way line of Pulaski Street (a 40
width public right —of —way), the east right —of —woy line of said Southland Avenue and the southwest corner of Lot 36. Block
10 of said Southland Subdivision;
North 00'38'32" West, with the east right —of —way line of said Southland Avenue, a distance of 50.00 feet to a point for
the northwest corner of said Lot 36, Block 10, Southland Subdivision and being the POINT OF BEGINNING of herein
described tract:
THENCE South 89'21'28• West, deporting the east right —of —woy line of said Southland Avenue, a distance of 50.00 feet to a
point in the west right —of —way line of said Southland Avenue and the southeast corner of Lot 14, Block 10 of said
Southland Subdivision;

Adopt Ordinance Vacating a Portion of Southland Avenue Between Pulaski Street and Terrell Avenue for
Future Expansion of Ronald McDonald House (COUNCIL DISTRICT 9)
RECOMMENDATION:
It is recommended that the City Council:
1. Adopt an ordinance vacating a portion of Southland Avenue between Pulaski Street and Terrell
Avenue; and
2. Waive any and all purchase fee value of the vacated land in accordance with City Policy (M &C G-
15624).
DISCUSSION:
Dunaway Associates, LP, on behalf of The Ronald McDonald House, has requested the vacation of this
portion of Southland Avenue to replat it with the adjoining property for future expansion of their
building. The City Plan Commission recommended approval of this request at its meeting on March 24,
2010. An acceptable replat (FS- 009 -194) has been received.
The City of Fort Worth (City) originally obtained the above mentioned right -of -way through the platting
process. The City does not own land under or adjacent to the above referenced street. Since no City
funds have been expended to purchase property or easement rights, collection of the fair market value or
any portion thereof is recommended by Staff to be waived.
This project is located in COUNCIL DISTRICT 9.

funds.
