AN ORDINANCE AMENDING ORDINANCE NO. 3011, BEING AN ORDINANCE TO REGULATE AND RESTfuty W1WO'
AND USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE, INDUSTRY, RESIDENCE, OR 0 PURPOSES THE
HEIGHT, NUMBER OF STORIES AND SIZE OF BUILDINGS AND OTHER STRUCTURES, THE SIZE CPHARNA MR
OPEN SPACES, OFF-STREET PARKING AND LOADING AND THE DENSITY OF POPULATION; AND OR SAID FURPOSES
TO DIVIDE THE MUNICIPALITY INTO DISTRICTS OF SUCH NUMBER, SHAPE AND AREA AS MAY BE DEEMED BEST BY
FIXING DEFINITE USES OF THE BUILDINGS HEREINAFTER ERECTED IN SAID DESCRIBED AREAS FROM THE USES AS
SHOWN ON THE MAPS CONTAINED IN SAID ORDINANCE NO. 3011; PRESCRIBING A SAVINGS CLAUSE; PROVIDING A
FINE OF NOT LESS THAN $5.00 NOR MORE THAN $200.00 FOR EACH OFFENSE, AND THAT EACH DAY THAT A VIO-
LATION IS PERMITTED TO EXIST SHALL CONSTITUTE A SEPARATE OFFENSE; AND NAMING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1. That Ordinance No. 3011 be amended so that the following described uses in the herein-
after desc d areas be altered, changed and amended as follows to wit:
64-Z-1: The east 36' of Lot 2 and all of Lot 3, Block B, Carter Park Addition (1157-59 East
Seminary Drive) FROM 'IF-R" TO "E"
64-Z-2: A portion of an area lying in and including all or part of the John Collett, J. F. Elliott
and J. D. Farmer Surveys annexed by Ordinance No. 5040, adopted by City Council October 2:
1963, more fully described as follows: (100 thru 2700 Blocks of Highway 183 - east side
of street)
Beginning at a point in the southeAsterly right-of-way line of State Highway 183, said
point also being the north City Limit Line of an area annexed by Fort Worth by Ordinance
No. 5040, adopted October 21, 1963; Thence east along said City Limit Line a distance of
800 feet M/L to a point in the west City Limit Line as it existed prior to October 21,
1963, said west City Limit Line having been established by Ordinance No. 3190, adopted
May 19, 1954; Thence southerly along said City Limit Line as established by Ordinance No.
3190, a distance of 1000 feet M/L to the centerline of a creek; Thence westerly, southerly
westerly, and southerly upstream with the meanders of said creek to a point in the east
line of Texas Electric Service Co. right-of-way line, said point being in the west line
of a tract of land conveyed to J. M. Leonard by deed recoded in Vol. 2952, Page 578 of
the Deed Records of Tarrant County, Texas; Thence south a distance of 330 feet M/L to a
point in the Fort Worth City Limit Line as it existed prior to October 21, 1963, establis]
ed by Ordinance No. 3190; Thence west and south along said City Limit Line established by
Ordinance No. 3190, to a point in the northerly right-of-way line of Convair Access Road;
Thence following the northerly right-of-way line of Convair Access Road to its intersectic
with the easterly right-of-way line of State Highway 183, and northerly along the easterly
right-of-way line of State Highway 183 to the point of beginning. Also a tract of land
in the J. D. Farmer Survey, said tract being bounded by Calmont Avenue on the south by
the easterly right-of-way line of State Highway 183 on the west, by the southerly right-
of-way line of Convair Access Road on the north, and by the westerly Fort Worth City
Limit Line as it existed prior to October 21, 1963, as established by Ordinance No.

Beginning at the northwest re-entrant corner of the tract of land conveyed to J. M.

No. 1202, about 115 feet easterly from the southerly northwest corner of said Pate Surrey;
Thence Northerly with the northerly west line of said tract 330 feet M/L to the centerline
of a creek; Thence northerly, easterly, northerly and easterly downstream with the
meanders of said creek to a point in the northerly west line of said Pate Survey, said
point also being in the west Fort Worth City Limit Line as it existed prior to October 21,
1963, that line being established by Ordinance 3190, adopted May 19, 1954; Thence south
along the west line of said Pate Survey a distance of 570 feet to a point for corner;

SECTION 2. The zoning regulations and, districts, as herein established, have been ;lade in accord-
ance with the comprehensive plan for the purpose of promoting health, safety, Corals, and the
general welfare of the community. They have been designed to lessen congestion in the streets;
to secure safety from fire, panic, flood and other dangers; to provide adequate light and air;

adequate provision of transportation, water, sewerage, ?arks and other public reouirements. They

SECTION 3. This ordinance shall be cumulative of all other ordinances of the City of Fort Worth
a �_eL ctin zoning and shall not repeal any of the provisions of said ordinances except in those
instances where provisions of those ordinances are in direct conflict with the provisions of this
ordinance.
SECTION 4. Should any section, clause or provision of this ordinance be declared by the court to
be invalid, the same shall not affect the validity or the ordinance as a whole or any part thereof,
other than the part so declared to be invalid.
SECTION 5. Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to
comply with or who resists the enforcement of any of the provisions of this ordinance shall be
fined not less than Five and No/100 Dollars ($5.00) nor more that; Two Hundred and No/100 Dollars
($200.00) for each offense. Each day that a violation is permitted to exist shall constitute a.
separate offense.
SECTION 6. This Ordinance will take effect and be in .full force and effect from and after its
passage and publication as required by law.
