AN ORDINANCE FIXING DIFFERENT USES OF BUILDINGS HERE- AFTER ERECTED IN THE FOIWNING DESCRIBED AREAS FROM THE USES AS SHOWN ON THE MAPS ATTACHED TO ORDINANCE NO. 2082, SANE BEING THE ZONING ORDINANCE; AND CHANG- ING THE DEFINITION OF THE TERM "FRONT YARD" AS SAME APPEARS IN SECTION 1 OF SAID ORDINANCE NO. 2082. MMEAS, certain errors, irregularities and hardships have develop- ed as a result of restriction of uses in certain areas under Ordinance No. 2082, the existing Zoning Ordinance; and, WHEREAS, it is the desire of the City Council that these errors, irregularities and hardships be corrected; IT IS THEREFORE ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS: SECTION 1. That Ordinance No. 2082 be amended so that the following described uses in the hereinafter described areas be changed, altered and amended as shown after each area hereinafter described, to wit: Area From To 2600 block of Rosen Avenue (Lots 7 to 10, inclusive, Block 42, and Lots 13 to 18, inclusive, Block 47, Rosen Heights Addition) "C" "F" Northeast corner of E. B61knap Street and North Riverside Drive (Lots 2, 3, 4 and 5 of the Be N. Anderson Subdivision, Tract 157, A. McLemore Survey) "B" Property fronting on and adjacent to both sides of the White Settle- ment Road between Jacksboro Highway and the St. L. S. F. & T. R. R. (Lots 1-5, Block 14; Lots 1-5, Block 18; Lots 1-4, Block 19; and Lots 1-5, Block 22, Evans, Pearson and Westwood Addition, and 1251 depth along north property line) "B" "E" Area From To Property between Jackaboro Highway and White Settlement Road west of a line parallel to and 125 feet west of Corrigan Street, except as noted in No. 3 above "B" "I" 400, 500 and 600 blocks of Riverside Drive (Lots 1-3, Block 78; Lots 10-12, Block 79; Lots 1-3 and 10-12, Block 63; Lots 10-12, Block 50; Lots 7-12, Block 62, and Lots 7-9, Block 51, Riverside Sub.) Lancaster Avenue (Lots 3 and 4, Block 9, Beacon Hill Addition) "B" "E" Campus of the Southwest Baptist Theo- logical Seminary and all surrounding prop- erty fronting thereon (School campus and all of Blocks 1 and 2; west half of Blocks 3 and 6; north half of Blocks 7, 8, 9, 10 and 11; and Lots 11-19, Block 5, Seminary Hill Addition) "B" "C" SECTION 2. For the purpose of clarifying the meaning of the term "front yard" as it appears in Section 1 of Ordinance No. 2082, said section is amended to hereafter read as follows: "Front Yard: A yard extending across the front of the lot between the inner side yard lines and measured be- tween: (a) the street line of the lot and the nearest line of the main building, and (b) the street line of the lot and the nearest line of any open porch or paved terrace. A corner lot shall be deemed to front the street on which it has its smallest dimension and the front yard area, as herein provided, shall be measured from said street, regardless in which direction the building to be erected thereon shall face. Provided, however, that the Board of Adjustment shall have the power to make such variances herefrom in specific cases as provided under Section 19 (9)." SECTION 3.
