J AN ORDINANCE AMENDING ORDINANCE NO. 3011, BEING AN ORDINANCE TO REGULATE AND RESTRICT THE LOCATION AND USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE, INDUSTRY, RESIDENCE, OR OTHER PURPOSES, THE FIGHT, NUMBER OF STORIES AND SIZE OF BUILDINGS AND OTHER STRUCTURES, THE SIZE OF YARDS AND OTHER OPEN SPACES, OFF-STREET PARKING AND LOADING AND THE DENSITY OF POPULATION; AND FOR SAID PURPOSES TO DIVIDE THE MUNICIPALITY INTO DISTRICTS OF SUCH NUMBER, SHAPE AND AREA AS MAY BE DEEMED BEST BY FIXING DEFINITE USES OF THE BUILDINGS HEREINAFTER ERECTED IN SAID DESCRIED AREAS FROM THE USES AS SHOWN ON THE MAPS CONTAINED IN SAID ORDINANCE NO. 3011; PRESCRIBING A SAVINGS CLAUSE; PROVIDING A FINE OF NOT LESS THAN $5.00 NOR MORE THAN $200.00 FOR EACH OFFENSE, AND THAT EACH DAY THAT A VIOLATION IS PERMITTED TO EXIST SHALL CONSTITUTE A SEPARATE OFFENSE; AND NAMING AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS: SECTION 1. That Ordinance No. 302-1 be amended so that the follovi.ng described uses in the hereinafter described areas be altered, changed and amended as follows to wit: AREAS FROM TO No. 84- 8. Lots 11 and 12, Block 61, Morgan Heijhts Addition "B" "C" (2900 block of Lulu at 29th Street) No. 58 Z-59. Lots 17, 18 and 19, Block 12, Fostepco Heights Addition; and Blocks C-1 and C-2, Jarvis Heights Apartments Addition "B" & "D" "E" (3700 block of Decatur Avenue) N�. Tract 2-A 3, J. W. Smith Survey "A" rrE" 7600 block Marys Creek Drive at U. S. HWY. #377) No. 84-61. Lot 5, Block A, Samuels Addition "D" "I" 700 block Woods Avenue and 700 block Clear Lake Street) No. 58-Z-62. Lots 23 and 24, Block 6, Queensboro Heights Addition "C" "E" (3600 block of Harley at Nontgcmery Street) No. 58-Z-U. Residue of Block 1, Randolph Valley Subdivision (as per plat dated March 31, 1958) "A" "E" (6000 block of The Passo Drive) SECTION 2. The zoning regulations and districts, as herein established, have been made in accordance with a comprehensive plan for the purpose of promoting health, safety, morals and the general welfare of the ccmmmity. They have been designed to lessen congestion in the streets; to secure safety from fire, panic and other dangers; to provide adequate light and air; to prevent the overcrowding of land; and avoid undue concentration of population; to facilitate the adequate provision of transportation, water, sewerage, parks and other public requirements. They have been made with reasonable consideration, among other things, of the character of the district and its peculiar suitability for the particular uses and with a vier of conserving the value of buildings and encouraging the most appropriate use of land through the community. SECTION 3. This ordinance shall be cumulative of all other ordinances of the City of Fort Worth affecting zoning and shall not repeal any of the provisions of said ordinances except in those instances where provisions of those ordinances are in direct conflict with the provisions of this ordinance. SECTION 4. Should any section, clause or provision of this ordinance be declared by the Court to be invalid, the same shall not affect the validity of the ordinance as a whole or any part thereof, other than the part so declared to be invalid. SECTION 5. Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with or who resists the enforcement of any of the provisions of this ordinance shall be fined not less than Five and NoAOO Dollars ($5.00) nor more than Two Hundred and NoAOO Dollars ($200.00) for each offense. Each day that a violation is permitted to exist shall constitute a separate offense. SECTION b.
