UNIMPROVED GROUND LEASE AGREEMENT
AND ASSOCIATED MANDATORY IMPROVEMENTS
LEASE SITE 1-W
This AMENDMENT NO. 1 TO CITY SECRETARY CONTRACT NO. 29732
("Amendment") is made and entered into by and between the CITY OF FORT WORTH
("Lessor"), a home rule municipal corporation organized under the laws of the State of Texas
and acting by and through T.M. Higgins, its duly authorized Assistant City Manager, and WTW
PROPERTIES, INC ("Lessee"), a Texas Corporation.
The following introductory provisions are true and correct and form the basis of this
Amendment.
A. Lessor and Lessee previously entered into City Secretary Contract ("CSC") No.
29732 (hereafter referred to as the "Lease"), a lease of approximately 114,560 square feet of
unimproved ground at Fort Worth Meacham International Airport ("Airport") identified as Lease
Site 1-W ("Premises").
B. Lessee desires to increase the square footage of the Premises for additional
parking.
NOW, THEREFORE, for good and valuable consideration, the receipt and adequacy of
which are hereby acknowledged, Lessor and Lessee agree as follows:
1. Section 1 of the Lease is hereby amended to read as follows:
1. PROPERTY LEASED.
Lessor hereby demises to Lessee approximately One Hundred Twenty
Thousand Two Hundred Twelve (1205212) square feet of land at Fort Worth
Meacham International Airport ("Airport") in Fort Worth, Tarrant County,
Texas, identified as Lease Site 1-W ("Premises"), as shown in Exhibit "A4,"
which is attached hereto and hereby made a part of this Lease for all purposes.
2. Section 3.1 of the Lease (Annual Rent for Premises) is hereby amended to read as
follows:

301. Annual Rent for Premises.
Lessee shall commence the payment of rent, upon execution of this Amendment
in accordance with this Section 3. Lessee shall pay Lessor rent in the amount of
$26,446.64 which is based on a rental rate $.22 per square foot on an annual basis,
payable in monthly installments of $2,203.89.
3. All other provisions and conditions of the Lease that are not expressly amended herein or
directly in conflict with the provisions and conditions of this Amendment shall remain in full
force and effect.

more particularly described by metes and bounds as follows:

RECOMMENDATION:
It is recommended that the City Council authorize the City Manager to execute an amendment to City
Secretary Contract No. 29732, an unimproved ground lease agreement with mandatory improvements with
WTW Properties, Inc., in the amount of $1,243.44 annually, for an additional 5,652 square feet at Fort
Worth Meacham International Airport.
DISCUSSION:
On April 5, 2004, (M&C L-13767) the City Council approved the execution of an unimproved ground lease
agreement with mandatory improvements filed under City Secretary Contract (CSC) No. 29732 with WTW
Properties, Inc. (WTW), for Lease Site Hangar 1 W at Fort Worth Meacham International Airport.
Staff has received a request from WTW to expand their current parking area on the east side of Hangar
1 W. The parking expansion will require an additional 5,652 square feet of unimproved ground onto their
existing 114,560 square feet. The new total square footage for the lease will be 120,212 square feet of
unimproved ground. A new site survey has been completed.
The additional revenue generated from this lease based off of 5,652 square feet calculated at a rate of
$0.22 per square foot, is $1,243.44 annually, or $103.62 per month. The total revenue generated from this
lease based off of 120,212 square feet is $26,446.64 annually, or $2,203.89 per month. This is in
accordance with the Aviation Department's current Schedule of Rates and Charges.
The terms and conditions of the original CSC No. 29732 will remain unchanged and in effect.
The property is located in COUNCIL DISTRICT 2.
