SUBJECT: Proposed Council4nitiated Zoning Changes for a
Portion of the Hillside- Morningside Neighborhood
The August 5 City Council agenda will contain an M &C to initiate the zoning process for the
portion of the Hillside - Momingside neighborhood that lies south of E. Rosedale Street, west
of S. Riverside Drive and the railroad, east of 1 -35W between Allen Avenue and Ramsey
Avenue and east of Evans Avenue between Allen Avenue and E. Rosedale Street, and
north of E. Ramsey Avenue. The purpose of the proposed zoning changes is to rezone
single family residential and non - residential property to zoning classifications that reflect the
prevailing land use. For your reference, the attached PowerPoint presentation shows the
future land use from the 2008 Comprehensive Plan, the current zoning, and the proposed
zoning. Council Member Hicks would like to initiate rezoning of these areas in response to
neighborhood concerns.
An informational meeting for the Hillside - Momingside neighborhood was held on June 26,
2008, which was attended by area residents and staff. At this meeting, the residents
expressed support for the proposed zoning changes. No opposition has been noted to
date.
The public hearings for the rezoning of these properties would be held on September 10,
2008, at the Zoning Commission meeting and at the City Council meeting of October 14,
due to the amended Council schedule.
