AN ORDINANCE VACATING AND EXTINGUISHING COBB STREET,
SITUATED BETWEEN LOTS 1, 2 AND 3, BLOCK A, NORTH
GLENWOOD ADDITION, AN ADDITION TO THE CITY OF FORT
WORTH, TARRANT COUNTY, TEXAS, AS RECORDED IN VOLUMES
388-41, PAGE 48 AND 388-64, PAGE 43, PLAT RECORDS, TARRANT
COUNTY, TEXAS, AND CONTAINING APPROXIMATELY 0.647 ACRE
OR 28,197 SQUARE FEET OF LAND MORE OR LESS; PROVIDING FOR
REVERSION OF FEE IN SAID LAND; PROVIDING THAT THE CITY
SHALL RETAIN ALL EXISTING UTILITIES EASEMENTS; REPEALING
ALL ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That all of Cobb Street, a fifty foot wide street, lying between Lots 1, 2 and 3, Block A,
North Glenwood Addition, an addition to the City of Fort Worth, Tarrant County, Texas, as
recorded in Volumes 388-41, Page 48 and 388-64, Page 43 of the Plat Records of Tarrant
County, Texas and containing 0.647 of acre or 28,197 square feet of land more or less, and as
more specifically described in Exhibits A attached hereto and incorporated herein by reference
be and the same is vacated and extinguished.
SECTION 2.
That the easement to the land in the above-described vacated alley right-of-way is hereby
released and shall revert to the adjacent owner as provided by law.
SECTION 3.
All existing utility easements be shall be retained by the City until such time all utilities
located in that easement are relocated at the owner's expense.

SECTION 5.
That this ordinance shall take effect upon adoption.

and being all of Cobb Street, a 50 feet wide right-of-way, as partially dedicated on North Glenwood, an addition to the City of Fort
Worth,Tarrant County,Texas,according to the Map thereof recorded in Volume 388-41, Page 48, Plat Records,Tarrant County,Texas
(P.R.T.C.T.),and as partially dedicated on North Glenwood,an addition to the City of Fort Worth,Tarrant County,Texas,according to the
Map thereof recorded in Volume 388-64, Page 43, P.R.T.C.T., and being more particularly described by metes and bounds as follows:

BEGINNING at a 5/8 inch iron rod found for the easternmost northeast corner of Lot 1, Block A,of said North Glenwood(Vol.388-41, Pg.
48),and at the intersection of the south right-of-way line of said Cobb Street and the west right-of-way line of Riverside Drive,a variable
width right-of-way,from which a 5/8 inch capped iron rod stamped "BHB INC" set for the southeast corner of said Lot 1, Block A, and
the intersection of the west right-of-way line of said Riverside Drive and the north right-of-way line of the Texas and Pacific Railroad,a
variable width right-of-way as recorded in the deed filed in Volume 13215, Page 130, Deed Records,Tarrant County,Texas (D.R,T.C.T.),
bears South 07°20'47"East,a distance of 128.40 feet;
THENCE with the east line of said Lot 1,Block A and the west right-of-way line of said Cobb Street,the following courses and distances:
South 82°39'13"West,a distance of 79.70 feet to a 5/8 inch iron rod found for the beginning of a curve to the right, having a chord

Adopt Ordinance Vacating Cobb Street to be Replatted with the Adjoining Property for a New Self Storage Development(COUNCIL DISTRICT 8)
RECOMMENDATION:
It is recommended that the City Council:
1.Adopt the attached ordinance vacating Cobb Street to be Replatted with the adjoining property for a new self storage development;and
2.Waive any and all purchase fee value of the vacated land in accordance with City policy.
DISCUSSION:
Baird, Hampton&Brown Engineering&Surveying,on behalf of Sundial Office Park, LLC, has requested vacation of this street to be replatted with
the adjoining property for a new self storage facility.The City Plan Commission recommended approval of this request at its meeting on October
24,2018.An acceptable final plat(FS-18-264)has been received in accordance with the Subdivision Ordinance.
The City of Fort Worth(City)originally obtained the above mentioned right-of-way through plat dedication.The City does not own any fee interest in
the rights-of-way or own any property adjacent to the right-of-way and did not expend any City funds to purchase the right-of-way easement. In
accordance with the City's policy regarding street and alley vacation transactions approved by the City Council on March 6,2007, Mayor and
Council Communication (M&C G-15624),staff recommends waiving the fair market value or any portion thereof of purchase price of this right-of-
way easement for the street.
This project is located in COUNCIL DISTRICT 8
A Form 1295 is not required because:This M&C does not request approval of a contract with a business entity.
FISCAL INFORMATION/CERTIFICATION:
The Director of Finance certifies that approval of these recommendations will have no material effect on City funds.
