AN ORDINANCE AMENDING ORDINANCE NO. 3011, BEING AN
ORDINANCE TO REGULATE AND RESTRICT THE LOCATION AND
USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE,
INDUSTRY, RESIDENCE, OR OTHER PURPOSES, THE HEIGHT,
NUMBER OF STORIES AND SIZE OF BUILDINGS AND OTHER
STRUCTURES, THE SIZE OF YARDS AND OTHER OPEN SPACES
OFF-STREET PARKING AND LOADING AND THE DENSITY OF
POPULATION: AND FOR SAID PURPOSES TO DIVIDE THE
MUNICIPALITY INTO DISTRICTS OF SUCH Pam, SHAPE
AND AREA AS MAY BE DEEMED BEST BY FIXING DEFINITE
USES OF THE BUILDINGS HEREINAFTER ERECTED IN SAID
DESCRIBED AREAS FROM THE USES AS SHOWN ON THE MAPS
CONTAINED IN SAID ORDINANCE NO. 3011: PRESCRIBING A
SAVINGS CLAUSE; PROVIDING A FINE OF NOT LESS THAN
$5.00 NOR MORE THAN $200,00 FOR EACH OFFENSE, AND
THAT EACH DAY THAT A VIOLATION IS PERMITTED TO EXIST
SHALL CONSTITUTE A SEPARATE OFFENSE; AND NAMING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WRTH, TEXAS:
,SECTION 1.
That Ordinance No. 3011 be amended so that the following described uses
in the hereinafter described areas be altered, changed and amended as follows to
wit:
Approximately seven (7) square miles annexed by Ordinance Number
3274, Adopted June 22, 1955; and embracing the S. Swarthout,
George Shields, B. B. B. & C. Railway Company No. 217, L. J.
Edwards, E. Wilburn, P. Haught, and J. L. Hansborough Surveys;
and portiohs:tof the W. D. Conner, S. C. Inman, F. G. Beasley,
B. B. B. & C. Railway Company No. 216, James Howard, E. Snyder,
A. Beard, J. A. Bradford, F. S. Perry, E. H. Burke, W. Houston,
John Heath, and James Roger Surveys; including such additions or
Subdivisions as lie within said surveys and portions of surveys;
generally bounded on the north by the Granbury Road and the south
line of Chamberlin Arlington Heights, the east and south lines of
Ridglea, Ridglea Hills, and Ridglea South; on the west by the
T. & P. Railway Spur track and the Benbrook City Limit Line; on
the south by the south line of the John Heath Survey and the south
line of said survey produced east; and on the east by the b_esteliff
and T. C. U. Areas.

the annexation line 'on the east, south and
West, and the Southwest Loop on the north Annexed "A"

the annexation line on the east, the middle
of the Trinity River on the north, and the
Benbrook City Limit on the west Annexed "A"
Area
Area No. 3: Comprising the area bounded by
Ridglea South on the north, the T. & P. Railway
Spur Track and the Benbrook City Limit on the
west and south; and the middle of the Trinity
River and the Southwest Loop on the east Annexed "A"

Area No. 4: Comprising the area north of
Cranbury Road between the Southwest Loop and
the east line of the E. Snyder Survey Annexed "A"
Area
Area No. 5: Comprising the west 900 feet of
the F. G. Beasley Survey, nort# of Granbury
Road Annexed "B"

Area No. 6: Comprising the east 200 feet of
the West 1100 feet of the F. G. Beasley Survey
north of Granbury Road Annexed "E"

Area No. 7: Comprising a strip between the
middle of the Trinity River and a line 250 feet
north and parallel to the middle of the river,
extending from Rogers Road on the east and to the
Southwest Loop on the west Annexed "A"

Area No. 8: Comprising the area between the
Southwest Loop on the west, Granbury Road on the
north, the east line of Lot 1, Block 1, Factory
Place Addition and said line produced south-
easterly on the east, and a line 250 feet north
from the middle of the Trinity River on the south Annexed "I"

Area No. 9: Comprising Lots 2 through 9, Block
1, and Blocks 2, 3, 4 and 5, Factory Place Addi-
tion; and Tracts 9, 10, 11, 12, 13 A, 13 B, 14,
15, 16, 17, 19, 19-A and 20, W. D. Conner Survey Annexed "J"

Area No. 10: Comprising the area bounded on the
west by the east line of Lot 1, Block 1, Factory
Place Addition, and said line produced south-
easterly; on the north by the south lines of Lots
2 through 9, Block 1, and Blocks 2, 3, 4 and 5,
Factory Place Addition; the south and east lines
of Tracts 9, 10, 11, 12, 13-A, 13-•B, 14, 15, 16,
17, 193 19 A and 20, W. D. Conner Survey, and the
annexation limit line; on the east by Rogers Road;
and on the south by a line 250 feet north from the
middle of the Trinity River Annexed "K"

SECTION 2.
The zoning regulations and districts, as herein established, have been made
in accordance with a comprehensive plan for the purpose of promoting health, safety,
morals and the general welfare of the community. They have been designed to lessen
pongestion in the streets; to secure safety from fire; panic and other dangers:; to
provide adequate light and air; to prevent the overcrowding of land; to avoid undue
concentration of population; to facilitate the adequate provision of transportation,
water, sewerage, parks and other public requirements. They have been made with
reasonable consideration, among other things, of the character of the district and
its peculiar suitability for the particular uses and with a view of conserving the
value of buildings and encouraging the most appropriate use of land throughout the
community.
SECTION 3.
This ordinance shall be cumulative of all other ordinances of the City of
Fort Worth affecting zoning and shall not repeal any of the provisions of said
ordinances except in those instances where provisions of those ordinances are in
direct conflict with the provisions of this ordinance.
SECTION 4.
Should any section, clause or provision of this ordinance be declared by
the Court to be invalid, the same shall not affect the validity of the ordinance
as a whole or any part thereof, other than the part so declared to be invalid.
SECTION 5.
Any person, firm or corporation who violates, disobeys, omits, neglects or
refuses to comply with or who resists the enforcement of any of the provisions of
this ordinance shall be fined not less than Five and NoAOO Dollars ($5.00) nor
more than Two Hundred and NoAOO Dollars ($200.00) for each offense. Each day
that a violation is permitted to exist shall constitute a separate offense.
SECTION 6.
This Ordinance will take effect and be in fall force and affect from and
after its passage and publication as required by law.
