WORTH, L RECORD AN ORDINANCE AMENDING ORDINANCE NO. 3011, BEING AN ECRETARY ORDINANCE TO REGULATE AND RESTRICT THE LOCATION AND USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE, TM INDUSTRY, RESIDENCE, OR OTHER PURPOSES, THE HEIGHT, NUMBER OF STORIES AND SIZE OF BUILDINGS AND OTHER STRUCTURES, THE SIZE OF YARDS AND OTHER OPEN SPACES, OFF-STREET PARKING AND LOADING AND THE DENSITY OF POPULATION; AND FOR SAID PURPOSES TO DIVIDE THE MUNICIPALITY INTO DISTRICTS OF SUCH NUMBER, SHAPE AND AREA AS MAY BE DEEMED BEST BY FIXING DEFINITE USES OF THE BUILDINGS HEREINAFTER ERECTED IN SAID DESCRIBED AREAS FROM THE USES AS SHOWN ON THE MAPS CONTAINED IN SAID ORDINANCE NO. 3011; PRESCRIBING A SAVINGS CLAUSE; PROVIDING A FINE OF NOT LESS THAN $5.00 NOR MORE THAN $200.00 FOR EACH OFFENSE, AND THAT EACH DAY THAT A VIOLATION IS PERMITTED TO EXIST SHALL CONSTITUTE A SEPARATE OFFENSE; AND NAMING AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS: Section 1. That Ordinance No. 3011 be amended so that the following described uses in the hereinafter described areas be altered, changed and amended as follows to wit: AREA FROM TO No. 63-Z-64: Blocks 1 and 2, Southland Terrace Addition "E-R" "E-P" Blocks 3 and 8, Southland Terrace Addition "B" "C" Blocks 4 and 5, less the west 116,5' of Block S. "B" "D" Southland Terrace Addition All of Block 6, the west 116.5' of Block 5, and "B" "E" the north 337.5' of Block 7, Southland Terrace Addition A portion of Block 9, Southland Terrace Addition, "B" "C-R" more particularly described as follows: Beginning at the northeast corner of Block 9, Southland Terrace Addition, the intersection of Broadus Street and Cole Street; Thence South 5020' East along the easterly line of Bbck 9 and the westerly line of Cole Street to the Southeast corner of Block 9; Thence South 8400' West along the South line of Block 9 a distance of 350 feet; Thence North 6600' West 125 feet to a point in the westerly line of Block 9, in the easterly line of Fry Street; Thence northerly along the westerly line of Block 9 and the easterly line of Fry Street to the northerly northwest corner of Block 9; Thence easterly along the northerly line of Block 9 and the southerly line of Broadus Street to the place of beginning. Edwards Ranch in Southwest Fort Worth, Tarrant County, Texas, and being more particularly described by its metes and bounds as follows: Beginning at an angle point on the northerly right-of-way line of Interstate High- way Loop No. 217 said point being N 29001' East, 202 0/10 feet and N 60059' West, 75 0/10 feet from the centerline intersection of said Loop No. 217 and proposed Hulen Street; Thence S 76054130" West 70 9/100 feet to an angle point in the northerly right-of-way line of said Loop No. 217; Thence N 60059' West, 125 0/10 feet; Thence N 29001' East, 161 feet approx.; Thence S 62037' East, 190 feet approx. to a point on a curve with a radius of 911 34/100 feet; Thence southerly with the arc of said curve, to the right, a distance of 26 05/100 feet to the end of said curve; Thence S 37044' West, 98 95/100 feet to the point of beginning. The zoning regulations and districts, as herein established, have been made in accordance with the comprehensive plan for the purpose of promoting health, safety, morals, and the general welfare of the community. They have been designed to lessen congestion in the streets; to secure safety from fire, panic, flood and other dangers; to provide adequate light and air; to prevent overcrowding of land; to avoid undue concentration of population; to facilitate the adequate provision of transportation, water, sewerage, parks and other public requirements. They have been made after a full and complete public hearing with reasonable consideration, among other things, of the character of the district and its peculiar suitability for the particular uses and with a view of conserving the value of buildings and encouraging the most appropriate use of land throu?hout the community. Section 3. This ordinance shall be cumulative of all other ordinances of the City of Fort Worth affecting zoning and shall not repeal any of the provisions of said ordinances except in those instances where provisions of those ordinances are in direct conflict with the provisions of this ordinance. Section 4. Should any section, clause or provision of this ordinance be declared by the court to be invalid, the same shall not affect the validity of the ordinance as a whole or any part thereof, other than the part so declared to be invalid. Section S. Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comely with or who resists the enforcement of anv of the provisions of this ordinance shall be fined not less than Five and No/100 Dollars ($5.00) nor more than Two Hundred and No/100 Dollars ($200.00) for each offense. Each day that a violation is permitted to exist shall constitute a separate offense. Section 6. This Ordinance will take effect and be in full force and effect from and after its passage and publication as required by law.
