AN ORDINANCE AMENDING ORDINANCE NO. 3011, BEING AN ORDINANCE TO REGULATE AND RESTRICT THE LOCATION AND USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE, INDUSTRY, RESIDENCE, OR OTHER PURPOSES, THE HEIGHT, NUMBER OF STORIES AND SIZE OF BUILDINGS AND OTHER STRUCTURES, THE SIZE OF YARDS AND OTHER OPEN SPACES, OFF-STREET PARKING AND LOADING AND THE DENSITY OF POPULATION; AND FOR SAID PURPOSES TO DIVIDE THE MUNICIPALITY INTO DISTRICTS OF SUCH NUMBER, SHAPE AND AREA AS MAY BE DEEMED BEST BY FIXING DEFINITE USES OF THE BUILDINGS HEREINAFTER ERECTED IN SAID DESCRIBED AREAS FROM THE USES AS SHOWN ON THE MAPS CONTAINED IN SAID ORDINANCE NO. 3011; PRE- SCRIBING A SAVINGS CLAUSE; PROVIDING A FINE OF NOT LESS THAN $5.00 NOR MORE THAN $200.00 FOR EACH OFFENSE, AND THAT EACH DAY THAT A VIOLATION IS PERMITTED TO EXIST SHALL CONSTITUTE A SEPARATE OFFENSE; AND NAMING AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS: SECTION 1. That Ordinance No. 3011 be amended so that the following described uses in the hereinafter described areas be altered, changed and amended as follows to wit: No. 64-Z-92: Tract 3-B (City Tax Records) Wm. Mann Survey, more fully described as follows: A 7.861 acre tract out of the Wm. Mann Survey, Abst. 995, Fort Worth, Tarrant County, Texas: Beginning at a concrete monument at the intersection of the South right-of-way line of John T. White Road with the east right-of-way line of Loop Highway I-820; Thence South 88045' East with the fence along the south line of John T. White Road 1151.4 feet to a steel rod for corner; Thence South 0*24' West with the fence line 298.2 feet to an iron pipe for corner; Thence North 88040' West a distance of 1152.0 feet to a steel rod in the east right- of-way line of Loop Highway I-820; Thence North 0*31' East along the eat right- of-way line of said Highway 296.4 feet to the place of beginning. Mann Survey Abst. 995, more fully described as follows: Beginning at a point in the present Fort Worth City Limit Line as established by Ordinance No. 4702, adopted March 18, 1963, said point being 252' south of the north line of Wm. Mann Survey and 325' west of the west right-of-way line of Southeast Loop I-820; Thence East along a line 252' south of and parallel to the north line of Wm. Mann Survey to a point for corner, said point being in the west right-of-way line of Freeway I-820; Thence southerly and westerly along the west right-of-way line of Freeway I-820, and the north right-of-way line of Dallas-Fort Worth Turnpike to its intersection with the west line of the Wm. Mann Survey; Thence North along the west line of Wm. The zoning regulations and districts, as herein established, have been made in accordance with the comprehensive plan for the purpose of promoting health, safety, morals, and the general welfare of the community. They have been designed to lessen congestion in the streets; to secure safety from fire, panic, flood and other dangers; to provide adequate light and air; to prevent overcrowding of land; to avoid undue concentration of population; to facilitate the adequate provision of transportation, water, sewerage, parks and other public requirements. They have been made after a full and complete public hearing with reasonable considerations, among other things, of the character of the district and its peculiar suitability for the particular uses and with a view of conserving the value of buildings and encouraging the most appropriate use of land throughout the community. SECTION 3. This ordinance shall be cumulative of all other ordinances of theCity of Fort Worth affecting zoning and shall not repeal any of the provisions of said ordinances except in those instances where provisions of those ordinances are in direct conflict with the provisions of this ordi- nance. SECTION 4. Should any section, clause or provision of this ordinance be declared by the court to be invalid, the same shall not affect the validity of the ordinance as a whole or any part thereof, other than the part so declared to be invalid. SECTION S. Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with or who resists the enforcement of any of the provisions of this ordinance shall be fined not less than Five and No/100 Dollars ($5.00) nor more than Two Hundred and Nof100 Dollars ($200.00) for each offense. Each day that a violation is permitted to exist shall constitute a separate offense. SECTION 6. This ordinance will take effect and be in full force and effect from and after its passage and publication as required by law.
