AN ORDINANCE AMENDING ORDINANCE NO. 3011, BEING AN ORDINANCE TO REGULATE AND TO RESTRICT THE
LOCATION AND USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE, INDUSTRY, RESIDENCES, OR OTHER
PURPOSES; THE HEIGHT, NUMBER OF STORIES AND SIZE OF BUILDING; AND OTHER STRUCTURES: THE SIZE
OF YARDS AND OTHER OPEN SPACES; OFF-STREET PARKING AND LOADING AND THE DENSITY OF POPULATION;
AND FOR SAID PURPOSES TO DIVIDE THE MUNICIPALITY INTO DISTRICTS OF SUCH NUMBER, SHAPE AND AREA
AS MAY BE DEEMED BEST BY FIXING DEFINITE USES OF THE BUILDINGS HEREINAFTER ERECTED IN SAID
DESCRIBED AREAS FROM THE USES AS SHOWN ON THE MAPS CONTAINED IN SAID ORDINANCE NO. 3011'; PRE-
SCRIBING A SAVINGS CLAUSE; PROVIDING A FINE OF NOT LESS THAN $5.00 NOR MORE THAN $200.00 FOR
EACH OFFENSE, AND THAT EACH DAY THAT A VIOLATION IS PERMITTED TO EXIST SHALL CONSTITUTE A
SEPARATE OFFENSE; AND NAMING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1.
That Ordinance No. 3011 be amended so that the following described uses in the hereinafter
described area be altered, changed and amended as follows to wit:
Z-68-58 Lots 29, 30 & 31! Block 502, Chamberlin Arlington Heights Addition, Second Filing

From "B" to "C"
Z-68-83 50 acres of the John Childress Survey being described by metes and bounds as
follows:
Beginning at an iron rod 202.1 feet east and 90 feet south, 0 degrees 30 minutes
west from the southeast corner of the W. G. Matthews Survey;
Thence south 0 degrees 30 minutes west, 1925 feet to an iron rod for corner is a
northerly R.O.W. line of the Chicago-Rock Island and Gulf Railroad;
Thence in a southwesterly curving direction around said railroad R.O.W. line
1060.8 feet to an iron rod for corner;
Thence north 0 degrees 30 minutes east, 2247.4 feet to an iron rod for corner;
Thence south 89 degrees 49 minutes east with fence 503.7 feet to an iron rod in
single point of fence;
Thence south 80 degrees 32 minutes east with fence and southerly R.O.W. line of
county road. Project number 3005, 498.5 feet to the place of beginning and con-
taining 50.0 acres of land, more or less
52.6 acres out of the John Childress Survey being described by metes and bounds
as follows:
Beginning at an iron rod at the northwest corner of a tract of land of 50 acres
heretofore conveyed by grantors to Jack Danciger and for a more particular de-
scription of such 50 acres reference here is made to the deed recorded in
Volume 2381, Page 318, deed records of Tarrant County, Texas.
Thence south 0 degrees 30 minutes west along the west line of said Danciger tract
2247.4 feet to an iron rod for corner in the northerly R.O.W. line of Chicago-
Rock Island and Gulf Railroad;
Thence south 74 degrees 34 minutes west along the said R.O.W. line 1013 feet to
an iron pipe for corner;
Thence north 1 degree 2 minutes east, 2520.4 feet to an iron pipe for corner;
Thence south 89 degrees 49 minutes east, 951 feet to the place of beginning and
containing 52.6 acres of land, more or less.

52.6 acres described above, and south of the county road. Project number 3005,

Thence west with the south line 530 feet to a stake, at the southwest corner of
a tract conveyed to Mrs. Maggie Little by A. D. Miller, by deed recorded in
Volume 239, Page 621 of deed records, Tarrant County, Texas;

sects the southwest right-of-way line of Sam Callaway Road in the City of Fort
Worth, Texas;
Thence southwesterly along the said northwest right-of-way line of Highway 183
to the southeast corner of a tract of land conveyed by Mrs. Penelope H. Callaway
to Tarrant County Water Control and Improvement District No. One by deed recorded
in Volume 4219, Page 170, deed records, Tarrant County, Texas;
Thence along the northeasterly line of said Water Board Tract north 51 degrees
49 minutes west 317.6 feet, north 67 degrees 10 minutes west 492.8 feet, north
68 degrees 51 minutes west 260.6 feet, north 19 degrees 56 minutes east 85.1 feet,
north 51 degrees 31 minutes west 155.9 feet and north 43 degrees 32 minutes west

SECTION 2.
The zoning regulations and districts, as herein established, have been made in accordance ,with
the comprehensive plan for the purpose of promoting health, safety, morals and the general
rlelfare of the community. They have been designed to lessen congestion in the streets; to
secure safety from fire, panic, flood and other dangers; to provide adequate light and air;
to prevent overcrowding of land; to avoid undue concentration of population; to facilitate
the adequate provisions of transportation, water, sewerage, parks and other public require-
ments. They have been made after a full and complete public hearing with reasonable considera-
tion among other things, of the character of the district and its peculiar suitability for
the particular uses and with a view of conserving the value of buildings and encouraging the
most appropriate use of land throughout the community.
SECTION 3.
This ordinance shall be cumulative of all other ordinances of the City of Fort Worth affecting
zoning and shall not repeal any of the provisions of said ordinances except in those instances
where provisions of those ordinances are in direct conflict with the provisions of this
ordinance.
SECTION 4.
Should any section, clause or provision of this ordinance be declared by the court to be in-
valid, the same shall not affect the validity of the ordinance as a whole or any part thereof,
other than the part so declared to be invalid.
SECTION 5.
Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply
with or who resists the enforcement of any of the provisions of this ordinance shall be fined
not less than Five and No/100 Dollars ($5.00) nor more than Two Hundred and No/100 Dollars
($200.00) for each offense. Each day that a violation is permitted to exist shall constitute
a separate offense.
SECTION 6.
This ordinance will take effect and be in full force and effect from and after its passage
and publication as required by law.
