RESOLUTION
A RESOLUTION PROVIDING FOR A PUBLIC HEARING TO BE HELD
IN THE CITY COUNCIL CHAMBERS AT THE MUNICIPAL BUILDING
IN THE CITY OF FORT WORTH, TEXAS, ON AUGUST 10, 1982, AT
10:00 A.M., FOR THE PURPOSE OF CONSIDERING THE PROPOSED
CHANGES AND AMENDMENTS TO ORDINANCE NO. 3011, WHICH IS
THE ZONING ORDINANCE OF SAID CITY, AND PROVIDING THAT
SAID HEARING MAY CONTINUE FROM DAY TO DAY UNTIL EVERY
INTERESTED PARTY AND CITIZEN HAS HAD A FULL OPPORTUNITY
TO BE HEARD.
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS,
That at 10:00 O'clock A.M., Tuesday, August 10, 1982, the City Council
of the City of Fort Worth, which is the legislative body of said City,
will hold a public hearing in the Council Chambers at the Municipal
Building for the purpose of considering changes and amendments to
Ordinance No. 3011, the Comprehensive Zoning Plan Ordinance of said
City. The purpose of said hearing is to determine whether or not said
Ordinance No. 3011 should be amended so that the zoning classification
of the following area shall be changed as hereinafter specified.
Z-82-110 A tract of land out of the Peterson Pate Survey, Abstract A-1202,
being more fully described by metes and bounds, as follows:
COMMENCING at the southeast corner of Lot 10, Block 5, Ridgmar
Addition to the City of Fort Worth, Tarrant County, Texas; said
point also being in the west right-of-way line of Ridgmar
Boulevard;

Residential Development Provisions" of the Comprehensive Zoning
Ordinance of the City of Fort Worth (Ordinance No. 3011, as
amended) with regard to Legislative Intent; Permitted Uses (Prin-
cipal and Accessory Uses); Signs; Permits; Development Regulations
(Height and Yard Regulations); Emergency Access, General Site Plan
Requirements, Floor Area, Open Space, Unit Limitations; Bonus Open
Space (Adjacent and On-Site); Landscape Plan; Construction Permits.
Recommended for Approval as amended by the Zoning Commission
Z-82-67 Zoning Ordinance Text Amendment - Further amended to add two new
sections (rather than one new section) to be known as Sections 7A,
"D-HR-1" Multi-Family High-Rise District, and 7B, "D-HR-2" Multi-
Family High-Rise District, providing purpose clauses, use regula-
tions, height and area regulations and other necessary and required
provisions.

High-Rise District; Section 8, "ER" Restricted Commercial District,
to allow therein any use permitted in the "D-HR-1" and D-HR-2" Multi-
Family High-Rise Districts, other than Unified Residential Develop-
ment as defined in Section 16A of this Zoning Ordinance; Section 9,
"E" Commercial District, to allow therein any use permitted in the
"ER" Restricted Commercial District; Section 12, "H" Business District,
by allowing multi-family residences therein; Section 13, "I" Light
Industrial District, to prohibit multi-residences therein; Section 17,
"Legal Nonconforming Uses, Buildings and Structures," by providing
for alteration of certain nonconforming one- and two-family dwellings.

Z-82-133 Zoning Ordinance Text Amendment - Adding a new section to be known
as Section 4A, "R-1" Residential District, providing legislative
intent, use regulations, height and area regulations and special
regulations and other required provisions.

Z-82-134 Zoning Ordinance Text Amendment - Amending Section 3, "A" One-
Family District, Subsections A and B. to exclude any reference to
Unified Residential Development; to exclude farms, truck gardens,
orchards or nurseries as a land use; to exclude two-family dwellings
as a transitional use; and to include Foster Child Care Homes as a
use of land; and other required provisions. Amending Section 4, "B"
Two-Family District, to exclude any reference to, or any accumulation
provision permitting Unified Residential Development; excluding
three- or four-family dwelling as a transitional use; to include
provisions forzero-lot line
development; to permit two detached
single-family residences on the same platted lot; and other required
provisions. Amending Section 5, "C-R" Multi-Family District, to add
a new Subsection B, "Height and Area Regulations For Nonresidential
Construction." Amending Sections 6, "C" Multi-Family District, and 7,
"D" Multi-Family District, to include a new paragraph under Subsection
B to be entitled "Height and Area Regulations For Nonresidential Con-
struction." Further amending Section 5 to exclude Apartment Hotel and
Hotel as uses of land. Further amending Sections 5, 6 and 7 to revise
the titles to read "C-R" Multi-Family District, "C" Multi-Family
District and "D" Multi-Family District, respectively. Further amending
Sections 3, 4, 5, 6 and 7 to include a purpose clause and any other
required provisions of an editorial type.
Recommended for Approval as amended by the Zoning Commission

That the proposed amendments and changes and this hearing will be held in
accordance with the provisions of Article 1011-A-1011K of the Revised Civil
Statutes of Texas.
BE IT FURTHER RESOLVED that this Resolution when signed by the Mayor and
published in the official newspaper of the City of Fort Worth, which is
a paper of general circulation, one (1) time, shall constitute a notice
of hearing, which publication shall be made at least fifteen (15) days
prior to such hearing, and all interested parties are urgently requested
to be in the Council Chambers at the Municipal Building at the time
hereinabove set forth to make any protest or suggestion that may occur
to them, and this hearing may continue from day to day until every
interested party and citizen has had a full opportunity to be heard.
