The purpose of this Informal Report is to update Council on the status of previously approved
improvements to the Fort Worth Community Arts Center (FWCAC).
On December 21, 2004 (Informal Report 8648) Council was advised of staff s intention to use Capital
Projects Reserve Funds previously allocated for replacement of some components of the facility's
heating/ventilation/air conditioning (HVAC) system to, instead, develop and design a comprehensive
upgrade to the HVAC system. Piecemeal replacement was determined to be imprudent given the age and
condition of the entire HVAC system.
An initial engineering evaluation was completed in Summer *05. Once consensus was reached on the
desired solution, a design agreement for the comprehensive upgrade was approved by City Council on
November 11, 2005 (M&C C-21113).
The design of the comprehensive upgrade is now complete. Over the past few months the HVAC system
has experienced problems of increasing frequency and severity. Initially the plan was to replace the
system during the winter but, given the recurring problems, staff believes that the system needs to be
replaced as soon as possible.
The estimated project cost is $1,300,000. The recommended funding source for this project is the fund
balance of the General Fund.
Staff intends to proceed toward execution of a construction contract unless directed otherwise. Questions
can be directed to Greg Simmons, Facilities Manager at 392-7862.
