WHEREAS, The City of Fort Worth and Hahnfeld Hoffer Stanford, Inc. (Architect) made and entered into
City Secretary Contract No. 41271 (The Contract) which was authorized by the City Council by M&C C-
24664, the 14th day of December, 2010; and
WHEREAS, further amendment is necessary to reimburse the Architect as part of the design services
agreement for additional design services.
NOW THEREFORE, City and Architect, acting herein by and through their duly authorized
representatives, enter into the following agreement which amends the Contract:
1.
Article 1.1, SECTION I -- SERVICES OF THE ARCHITECT, the following paragraphs are added to read
as follows:
Provide additional design services for the design and of various items.
1. Additional Gates and Overhead Doors in the Tunnel The cost of this additional service is
$10,510.00 plus $O.00 in reimbursable expenses. The scope of services is described more
fully in the Hahnfeld Hoffer Stanford letter dated October 31, 2011, subject: Additional
Construction Administration Services — Addition of Gates and Overhead Doors at Tunnel,
which is attached hereto as Attachment "A" and made a part of this Agreement"
2. Re -design on the Sidewalks along Watt Drive. The cost of this additional service is a not -to -
exceed amount of $5,383.00 plus $0.00 in reimbursable expenses. The scope of services is
described more fully in the Hahnfeld Hoffer Stanford letter dated November 11, 2011, subject:
Additional Construction Administration Services — Project No. 07015-07, Re -design of
Sidewalks along Watt Drive between Burnett -Tandy and the north side of the Richardson -
Bass Building, which is attached hereto as Attachment "B" and made a part of this
Agreement"

Paragraph 1 of SECTION V - COMPENSATION TO ARCHITECT, is amended as follows:
"The total compensation for all of the assignments to be performed by Architect as described in
CHARACTER AND EXTENT of ARCHITECT'S SERVICES hereof shall be a fixed fee of $443,
583.00 plus up to $9,000.00 in reimbursable expenses. "
3.
All other provisions of this Contract which are not expressly amended herein shall remain in full force and
effect.

The folloWing is a request for additional service charges for continued Construction
Administration services beyond the original contract, on the part of our office and that of our
consultants.
• The Contract (No. 41271), dated 12-14-2010, Section IV, states that if authorized in
writing by the City, Architect shall furnish or obtain from others . special services
necessary to complete the Projects. These special services are not included as part of
the Basic Services outlined in Section I - Services of the Architect and Attachment "A".
DESCRIPTION OF CHANGES
On Friday, July 29, 2011, Hahnfeld Hoffer Stanford was asked to provide design services for the
addition of gates for control of livestock and to prevent unauthorized entry into the tunnels. This
request required immediate attention, due to the fact that the gates would require steel imbeds in
the concrete to support the hinges and latches, and because the contractor was in the process
of erecting the forms for pouring the tunnel walls and needed to begin fabrication and placement
of the required imbeds immediately. A design study was commenced to locate the gates and
imbeds, to coordinate and adjust the locations of fire extinguisher cabinets so that they would
remain accessible when the gates were opened, and to determine the feasibility of cladding the
gates at the entry points to the tunnel to prevent loss of conditioned air from the Richardson
Bass and Moncrief facilities. Drawings were developed and issued for the addition of ten (10)
new gates, one new overhead coiling grille, and one new overhead coiling door.
SCOPE OF WORK
The scope of work involved 1) preparation of plans and details illustrating the proposed gate
designs and layout; 2) preparation of details for steel imbeds and their anchoring in the concrete
tunnel walls to support the gate hinges and latches; 3) consultation with the mechanical
engineer regarding the feasibility of using clad gates or doors at the ends of the tunnel in
conjunction with the tunnel ventilation system 4) discussions with the Owner regarding layout
and detailing of the gates; 4) modifications of the architectural construction drawings illustrating
the proposed changes, including a) layout of the gates, overhead door, and overhead coiling
grille on plan sheet A.D1; b) indication of gates in section on sheets A.D2 and A.D3; c) addition
of gate elevations, sections, details and schedule on sheet A.D4; 5) issuance of the drawings to
the general contractor

COMPENSATION
Total compensation for additional professional services related to the above -noted scope of
work is an hourly fee of 510 510 as detailed in the attached documents. We do not anticipate
any additional reimbursable expenses Processing of shop drawings and submittals related to
these gates and overhead door and grill are included in our basic construction administration
fee, so no additional compensation beyond the amount stated above is anticipated.

a. Reviewed tunnels. Chris Harmon needs to add gates for cattle control. Total of 7 gates.
08/01/11 Monday
1 Met with Tommy Deeds and Adam Stanford regarding priority for his work
a. Start with gates, since they are getting ready to pour footings for the first leg of the
tunnel today and will need to fabricate the gate hinge plates soon and get placed in the
formwork
08/02/11 Tuesday
1. Spoke with Les Brown about the tunnel. He said that if we put solid gates at the ends of the
tunnel, the ventilation concept won t work, since the exhaust air idea assumes air is coming
from each of the tunnel legs in roughly equal amounts. He is checking with the mechanical
inspector about Ron Clements' comment
2. Talked to Adam Stanford about the gates He has come up with a gate design with horizontal
slats with a gap between for air flow. I told him to keep the bottom up from the ramp and the
top down from the top of the opening to allow air flow. We studied the as -built drawings
further and found that the existing ramp has a concrete slab under it with 8 inches of dirt. Need
to be sure that the tunnel floor matches up with the ramp slab.
3. Tommy Deeds about the tunnel gates and briefed him on what I discussed with Adam Stanford.
08/08/11 Monday
1. Reviewed tunnel gate drawing from Adam. Noted that the solid gate, with 3C" plate, will weigh
about 1,900 pounds. i think this is too heavy but called Glenn Calvert at Priefert to ask for
advice. He was not in so they said that Wayne will call me back. Weight of steel plate is as
follows:
a. %" thick = 20.4 PSF
b. 7/16" thick = 17.85 PSF
c. 3/8' thick = 15.3 PSF
d. %" thick =102PSF
e. 3/16" thick = 7.65 PSF
2. Discussed gates with Tommy Deeds. Too heavy.
3. Called Glen Calvert with Priefert. He recommended a rough stock gate with 12 gauge plate
welded to the pipe. Said that we need at least 3 or 4 feet at top of gate so someone in the
tunnel can escape a charging bull by climbing over the top. Place sheet metal on side opposite
the climbing side.
4. Researched Priefert site and found the rough stock gate. Saved and marked up for Adam to
correct tomorrow.

08/09/11 Tuesday
1. Reviewed tunnel gates with Tommy Deeds. Called Jack Durham to discuss. Told Jack that we
cannot block off the ends of the tunnel, because that would prevent the ventilation system from
working. Jack explained that they want to prevent people from entering the tunnels. I told him
that Glen Calvert with Priefert recommended that we provide enough space at the top of the
gate for someone to escape in case they are being charged by a bull. He suggested at least 3
feet clear at the top of the gate, with 3'-6" being better. Jack suggested that perhaps a split gate
would work, with the top 3 -6" being separate from the bottom portion. That way, when
someone is in the tunnel, the top portion of the gate will be opened. Regarding weld plates,
Jack suggested that we use "C" channels vertically from bottom to top of the tunnel for weld
plates.
2. Called Mahendra and discussed the channel weld plate idea. He said that he will size as soon as
I give him a plan to look at.
08/11/11 Thursday
1 Worked on tunnel gate markups and revisions. Sent out a draft of plans and details to Tommy
Deeds, Brent MacDonald, Jack Durham, and Chris Harmon for review and comment.
08/12/11 Friday
1. Reviewed tunnel gates with Tommy Deeds.
2. Reviewed tunnel gates over the phone with Brent MacDonald, in response to his email on this.
Marked up changes per this conversation and beefed Tommy on this. Changed from continuous
channels to 12"x12" imbeds for chain mounting locations.
3. Sent an email to Brent MacDonald telling him to coordinate fire extinguisher cabinet locations
with the gates. Don't want cabinets behind opened gates.
08/29/11 Monday
1. Went to Chris Harmon's office in company car. Met first with James Horner, then with Chris
Harmon on the tunnel gates.
a. Gate G1 (Moncrief Building)
i. Only do a half gate — no top escape portion
ii. Add sheet metal cladding to the gate
iii. At end of gate add a 4 inch post for tying shut without securing with chain. Add
tie off at wall for rope (must be shallow enough to prevent gate from hitting it if
it sags)
iv. Add a manual, chain operated overhead coiling door at the Moncrief side of the
tunnel opening to cover the opening and seal off They are concerned with
sucking conditioned air from the Moncrief, and are also concerned with noise
from the tunnel impacting the Moncrief arena operations.
v. Went into the Moncrief building with Chris Harmon and measured the tunnel on
that side. It is 13'-4" wide by 12'-0" high clear at the wall that will be removed
to create the link between the Moncrief and the new tunnel.

08/30/11 Tuesday
1 Reviewed tunnel gate changes with Jeff Westhoff. He cannot get into making the changes any
time soon. Discussed with Adam Stanford, who said he is busy and only working half days, two
days per week, so cannot do it. Sent an email to Lynn Millstone asking for Revit support to get
this done.
08/31/11 Wednesday
1 Met with Brian Willcoxon and Jeff Westhoff to review the gate drawings after Lynn Millstone
told me that I can use Brian between his other projects Left the markups with Brian and asked
Jeff to coordinate the response.
09/01/11 Thursday
1. I called Jack Durham to ask him for consideration for compensation of our time for the gates,
and he agreed that this is above and beyond our scope of work. Notified Charlotte Swords.
09/19/11 Monday
1. Scheduled meeting with Chris Harmon, James Horner, and Jack Durham to review the tunnel
gates and signage locations drawings at 8:30am Tuesday morning at Chris Harmon s office.
09/20/11 Tuesday
1. Met with Chris Harmon, James Horner, Kevin Kemp, Jack Durham, and Jeff Westhoff to review
the tunnel gates

i. Reviewed the updated tunnel drawings
1. Added rope tie -offs at all gates -
2. Deleted top "escape portion" of gates except at Richardson Bass end of
tunnel
3. Added an electrically operated overhead coiling door at the Moncrief
entrance to the tunnel •
a. Located the control for this gate near the Moncrief elevator, out
of the way of cattle in the tunnel
4. Added a manually operated overhead coiling grille at the Multi -Purpose
Facility entrance to the tunnel
a HHS to correct the keynote on this door, which currently calls it
an electrically operated overhead coiling door
ii. HHS to add a new unclad gate at the Moncrief Building side of the new
overhead coiling door at the Moncrief Building entrance to the tunnels.

meeting; 4) preparation of sidewalk redesign site plan and sections; 5) quality control review of
documents; and 6) issuance of an ASI to the general contractor.

NOW THEREFORE, City and Architect, acting herein by and through their duly authorized
representatives, enter into the following agreement which amends the Contract:
1.
Article 1.1, SECTION I — SERVICES OF THE ARCHITECT, the following paragraphs are added to read
as follows:
Provide additional design services for integration of the public art murals. The cost of this
additional service is $25,215.00 plus up to $100.00 in reimbursable expenses. The scope of
services is described more fully in the Hahnfeld Hoffer Stanford letter dated April 28, 2011,
subject: Additional Construction Administration Services which is attached hereto as Attachment
"A" and made a part of this Agreement,"

Paragraph 1 of SECTION V o COMPENSATION TO ARCHITECT, is amended as follows:
"The total compensation for all of the assignments to be performed by Architect as described in
CHARACTER AND EXTENT of ARCHITECT'S SERVICES hereof shall be a fixed fee of $423,
665.00 plus up to $9,000.00 in reimbursable expenses. "
3.
All other provisions of this Contract which are not expressly amended herein shall remain in full force and
effect.

Dear Ronnie:
The following is a request for additional service charges for continued Construction Administration services
beyond the original contract, on the part of our office and that of our consultants.
• The Contract (No. 41271), dated 12 14 2010, Section IV, states that "If authorized in writing by the
City, Architect shall furnish or obtain from others special services necessary to complete the
Projects. These special services are not included as part of the Basic Services outlined in Section
I - Services of the Architect and Attachment "A".
As we have moved into the construction phase, discussions have been held regarding the proposed public
art as to location, size, lighting, detailing for the best durability of the artwork panels, and the impact of
required trees on the visibility of the artwork. As a result, some artwork locations must be adjusted in size,
brick "picture frames" must be added around the artwork to provide additional depth for the artwork
mounting system, the internal wall drainage system must be modified behind the artwork panels to allow
free drainage, and trees must be relocated to allow long-term visibility of the artwork. This additional
services proposal takes all these changes into account and provides the City with the necessary design
services to accomplish the required adjustments.
In response to your call requesting a review of the fees proposed for this scope of work on April 1, I have
visited with Dunaway and Baird Hampton Brown. Both have informed me that they are unable to adjust
their fees, and stated that they accurately reflect the level of effort that will be required to complete the work
In addition, I have reviewed the proposed scope and fee for Hahnfeld Hoffer Stanford, and offer a reduction
in our project architect's labor estimate by four hours.
COMPENSATION
Total compensation for professional services is a lump sum fee of $25,215 as detailed in the attached
documents and consists of $15,915 for architectural services, $1,800 for electrical engineering services,
and $7,500 for landscape, irrigation and civil engineering services In addition, we estimate a maximum of
$100 in reimbursable expenses.
