CONSIDERATION: Ten Dollars ($10.00) and other good and valuable consideration, the receipt
and sufficiency of which is hereby acknowledged.
PROPERTY: Being an access easement situated in the M.E.P & P. RR. Co. Survey,
Abstract No. 1131, Tarrant County, Texas and being out of a 37.589 acre tract of land (by
deed) labeled Tract IV, deeded to Hunter Crossroads, LP as recorded in Document No.
D207294400 if the Deed Records of Tarrant County, Texas, said access easement being
more particularly described in Exhibits "A" and "B".
Grantor, for the consideration paid to Grantor, hereby grant, bargain, and conveys to Grantee, its
successors and assigns, an exclusive easement and right-of-way for access upon, over, across and
through the following tract of land situated in Tarrant County, Texas, as depicted in accordance
with Exhibit "A", and described in accordance with Exhibit "B", attached hereto and made a part
hereof.

Any such entry and use of such tract by Grantee or its agents and independent contractors shall
be permissive and shall not constitute a trespass.
It is intended by these presents to convey an Access Easement to the Grantee to maintain,
construct and repair the above -described improvements, with the usual rights of ingress and
egress in the necessary use of such Access Easement, in and along said premises.
TO HAVE AND TO HOLD the above -described permanent easement, together with all and
singular the rights and appurtenances thereto in anyway belonging unto Grantee, and Grantee's
successors and assigns until the completion of construction and acceptance by Grantee. Grantor
does hereby bind themselves, their heirs, successor and assigns, to warrant and defend, all and
singular, said easement unto Grantee, its successor and assigns, against every person
whomsoever lawfully claiming or to claim the same or any part thereof.
When the context requires, singular nouns and pronouns include the plural.
See Addendum attached hereto and incorporated herein by reference In the event of a conflict
between the Addendum and this easement, the provisions of the Addendum shall control.

Being an access easement situated in the M. E. P & P. RR. Co. Survey, Abstract No. 1131, Tarrant
County, Texas and being out of a 37 589 acre tract of land (by deed) labeled Tract W, deeded to
Hunter Crossroads L.P. as recorded in Document No. D207294400 of the Deed Records of Tarrant
County, Texas, said access easement being more particularly described by metes and bounds as
follows:
COMMENCING at a 5/8 inch iron rod found for the east corner of said 37.589 acre tract of land,
said 5/8 inch iron rod being m the southwesterly right-of-way line of U.S. Highway No. 287 (a
variable width right-of-way), said 5/8 inch iron rod being in the north line of a 196.57 acre tract of
land (by deed), labeled Tract 1 deeded to Triple W Properties, Ltd as recorded in Document No.
D207043622 of said Deed Records of Tarrant County, Texas, from which a 1/2 inch iron rod with
cap stamped "TNP" found for a corner in the south line of said 37.589 acre tract of land and being
the southeast comer of a 1.20 acre tract of land (by deed) deeded to Hollis R. Sullivan, Inc. as
recorded in Volume 16778, Page 85 of said Deed Records of Tarrant County, Texas bears South 89
degrees 49 minutes 46 seconds West, a distance of 534.67 feet; THENCE North 53 degrees 05
minutes 24 seconds West, with the northeasterly line of said 37.589 acre tract of land and with the
southwesterly right-of-way line of said U.S. Highway No. 287, a distance of 449.01 feet to the
POINT OF BEGINNING of the herein described access easement;

modifies the Easement as follows:
Notwithstanding any provision in the Easement to the contrary:
