HANGAR AND GROUND LEASE AGREEMENT
LEASE SITE 45S
This FIRST RENEWAL TO CITY SECRETARY CONTRACT NO. 40981
("RENEWAL") is made and entered into by and between the CITY OF FORT WORTH
("Lessor"), a home rule municipal corporation organized under the laws of the State of Texas and
RICHARDSON AVIATION ("Lessee"), an Texas Limited Liability Company, acting by and
through THOMAS W. WHITE its duly authorized VICE PRESIDENT, each individually
referred to as a "party" and collectively referred to as the "parties."
RECITALS
The following statements are true and correct and form the basis of this Agreement.
WHEREAS,on or about October 12,2010 Richardson Aviation("Lessee') entered into
City Secretary Contract("CSC')No. 40981,a Hangar and Ground Lease Agreement for Lease
Site 45S,consisting of approximately 260,569 square feet of unimproved ground,on which a 32,800
square foot hangar and a 66,800 square foot aircraft parking ramp were constructed(collectively
the "Previous Lease'); and
WHEREAS,the Lease provides for a ten(10)year initial term with options for up to three
(3),options to renew for ten(10)years each; and
WHEREAS,the initial term of the lease will expire on September 30,2020; and
WHEREAS, on or about April 14, 2014 the Lessee and Lessor entered in to CSC 40981-
A1 to expand the Premises to include an additional 73,547 square feet of ground space; and
WHEREAS,the Lessor and Lessee wish to exercise the first renewal term provided under
the Lease,commencing on October 1,2020 and ending on September 30,2030.
NOW, THEREFORE, for good and valuable consideration, the receipt and adequacy of
which are hereby acknowledged,Lessor and Lessee hereby agree as follows:
1. The Lease is hereby renewed and extended for the first permitted renewal term of ten(10)
years,commencing on October 1,2020 and expiring on September 30,2030.
2. In accordance with the established Schedule of Rates and Charges, this lease site of
Fort Worth Meacham International Airport

334,116 square feet of Ground Space at the current Lease rate of$0.423233003 per square foot
will generate revenue of $141,408.96 per year or $11,784.08 monthly and 32,800 square feet of
Hangar Space at the current Lease rate of$4.485771394 per square foot will generate revenue of
$147,133.32 per year or$12,261.11 per month.
3. All other terms and conditions of the Lease shall remain in full force and effect. The
statements set forth in the recitals above are true and correct and form the basis upon which Lessor
and Lessee have entered into this Agreement. The Lease is a public document on file in Lessor's
City Secretary's Office and is incorporated herein by reference for all purposes.
All other provisions and conditions of the Lease that are not expressly amended herein or
directly in conflict with the provisions and conditions of this Amendment shall remain in full force
and effect.

RECOMMENDATION:
It is recommended that the City Council authorize the City Manager to execute anew ten year lease
agreement with three options to renew at ten years each with Richardson Aviation for Hangar 45S at Fort
Worth Meacham InternationalAlrport.
DISCUSSION:
On May 20,1980, (M&C C-5102)a 30 year unimproved ground lease Imown as City Secretary Contract
(CSC)No. 11142 was entered Into with The Western Company for Lease Site 458 at Fort Worth
Meacham International Airport. On July 14,1986,CSC No. 11142 was amended and assigned to
Richardson Aviation by CSC No.15115.The unimproved ground lease consisted of 260,569 square feet
of land on which a 32,800 square foot hangar was constructed.
On November 10, 2009,City staff received a request from Mr.Thomas W.White,VimPresident of
Richardson Aviation,to give notice ofthelr Intent to execute a new lease,as the current 30 year lease
expired May 31, 2010. The lease continued on a month-to-month tenancy during lease negotiations.
In accordance wilh the current Schedule of Rates and Charges,this lease site of 260,569 square feet of
land at $0.27 per square foot will generate revenue of$70,353.63 annually or$5,862.80 monthly.The
32,800 square feet of Improvements at the negotiated rate of$4.03 per square foot will generate revenue
of$132,184.00 annually or$11,015.33 monthly.Total revenue will be$202,537.63 annually and
$16,878.13 monthly.
The lease will provide for a 10year term with three options to renewat 10 years each.The Initial term of
the lease will commence October 1, 2010,and expire September 30,2020.During the initial 10 year term,
rental rates shall be subject to an Increase every five years to reflect the upward percentage change,if
any,In the Consumer Price Index for the period since the last adjustment.Rental rates for each
succeeding year after the initial term shall be subject to an increase on 0 ctober 1 st of any given year to
reflect the upward percentage change, if any, In the Consumer Price Index for the period slnce the last
adjustment.All agreement terms will be in accordance with City and Aviation Department policies.
The property is located in COUNCIL DISTRICT 2.
