HomeMy WebLinkAboutIR 10466 INFORMAL REPORT TO CITY COUNCIL MEMBERS No. 20-10466 August 25, 2020 To the Mayor and Members of the City Council Page 1 of 1 mL * rrn SUBJECT: PROPOSED COUNCIL INITIATED ZONING CHANGES FOR CERTAIN PROPERTIES LOCATED ALONG SOUTH SYLVANIA AVENUE IN COUNCIL DISTRICT 8 The September 1 City Council agenda will contain a resolution to initiate the rezoning process for approximately nine (9) properties along South Sylvania Avenue in the Northeast Planning Sector of Fort Worth. The purpose of the zoning change is to rezone developed properties and provide development regulations consistent with the Comprehensive Plan and the character of the area. On June 4, 2019 a larger Council-initiated rezoning was approved for the United Riverside neighborhood, including this area along South Sylvania Avenue rezoning the properties to "ER" Neighborhood Commercial Restricted. A majority of the businesses in this area are more intensive commercial and industrial type uses. The proposed zoning changes will address the actual uses in the area as "F" General Commercial uses. Council Member Gray held a meeting on August 6, 2020 with the affected property owners. The meeting was attended by two (2) parties, a property owner and United Riverside Neighborhood Association President. Staff notified property owners of the meeting through email. Council Member Gray is recommending a zoning category that best fits the existing intensive commercial, light industrial and brewery uses. The area is proposed to be rezoned to PD/F Planned Development for all uses in "F" General Commercial plus light manufacturing and brewery, to allow more than 50% enclosed storage area and excluding the following uses: liquor sales, package store, bar, tavern, club or cocktail lounge, massage or tattoo parlor, pawnshops, auto repair and sales, tire shops, amusement outdoor, RV park, and game rooms as a primary use; site plan waiver requested. Additionally the PD would allow outdoor storage related to the businesses at 112 and 120 South Sylvania Avenue. The proposed schedule for the public hearings on the zoning change are the Zoning Commission on September 9, 2020 and the City Council on September 15, 2020.
