UNIFIED SIGN AGREEMENT
WEST 7TH DEVELOPMENT
KNOW ALL PERSONS BY THESE PRESENTS that this Unified Sign Agreement is made and entered into this
day of July, 2014, upon the following terms, covenants and agreements:
1) This Unified Sign Agreement covers real property located at:
a) 2821 West 7th Street, Fort Worth, TX 76107
b) 815 Norwood Street, Fort Worth, TX 76107
c) 3001 West 7th Street, Fort Worth, TX 76107
d) 913 Currie Street, Fort Worth, TX 76107
e) 921 Norwood Street, Fort Worth , TX 76107
and more particularly described in Exhibit "A "attached hereto and made a part hereof for all
purposes (the "Property").
2) Carlyle/Cypress West 7th LP, a Delaware limited partnership and CRP Cypress West 7th Commercial,
LP, a Delaware limited partnership (collectively the "Owner"), whose address is: 816 Foch Street,
Fort Worth, TX 76107, is the owner of all of the Property subject to this Unified Sign Agreement.
3) Signs shall be constructed on the Property in accordance with the sign plan attached hereto as
Exhibit "B" (the "Sign Plan"). No signs shall be constructed on the Property or allowed to remain on
the Property, except as reflected on the Sign Plan.
4) All parties hereto covenant and agree that the Property covered by this Unified Sign Agreement will
be collectively treated as a single premises for the limited purpose of determining the number, size
and location' of on -premise signs permitted in accordance with Section 6.404(F) of the
Comprehensive Zoning Ordinance of the City of Fort Worth, being Ordinance No. 13896, as
amended.
5) The covenants, limitations and restrictions contained herein shall be covenants running with the
land with respect to the Property and shall be binding on Owner and all parties having any right, title
or interest in or to the Property, or any part thereof, and their heirs, successors and assigns.
6) Owner agrees to defend, indemnify and hold harmless the City of Fort Worth from and against all
claims or liabilities arising out of or in connection with this Unified Sign Agreement.
7 This Unified Sign Agreement will begoverned bythelaws of the OFFICIAL RECORD

8) This Unified Sign Agreement may be amended or terminated only in accordance with Section 6.404
(F)(7)(b) of the \ Comprehensive Zoning Ordinance of the City of Fort Worth, Ordinance No. 13896,
as amended, which reads as follows:
a) A Unified Sign Agreement may be amended or terminated as follows:
(1) The amendment or termination agreement shall be executed by all owners of the
properties included in the Unified Sign Agreement, and all lien holders, other than a
taxing entity, that have an interest in land covered by the agreement or an
improvement on such land
(2) A termination agreement shall be approved by the City Council if all signs on the
property governed by the agreement are in compliance with City sign regulations, as if
no Unified Sign Agreement had been executed. Any signs that are not in compliance
shall be removed or brought into compliance prior to approval of the agreement by City
Council.
(3) In considering whether to approve an amendment to a Unified Sign Agreement, the City
Council or Director of Planning and Development shall consider the criteria for approval
of Unified Sign Agreement set out in Paragraph F.3.
9) Owner represents that there is lien holders, as well as any taxing entities that have an interest in the
property or any improvements on the Property. Lien holders must also execute this agreement.

Welcome to West 7th
West 7th is a mixed use development of retail, office
and residential components. Located in the heart of Fort
Worth's Cultural District, West 7th lies on the southeast
quadrant of University and West 7th Street encompass-
ing five blocks.
The project includes approximately 279,000 square feet
_ of retail and 104,000 square feet of office space. The
residential component includes approximately 537
Downtown
Fort Worth residential units focusing on an urban living environment
l a� with pedestrian friendly walkways, inviting public
spaces and lush landscaping.
West 7th is an entertainment destination for Fort Worth
residents and tourists. The excellent surface street
infrastructure with six axes of accessibility coupled with
the attractiveness of the area's cultural attractions put
West 7th in the middle of the action. The project boasts
a broad mix of specialty retail, eclectic dining, services
and entertainment venues.
