AN ORDINANCE VACATING AND EXTINGUISI:aNG A FORTION
OF EAST BLUFF STREET, EAST OF COMMIERCE STREET AND A
PORTION OF NORTH CALHOUN STREET, NORTH OF BELKNAP
STREET LOCATED IN THE M. BAUGH SURVEY, ABSTRACT NO.
106, CITY OF FORT WORTH, TARRANT COUNTY, TEXAS
CONTAINING APPROx;IMA.TELY 21,609 SQUARE FEET, OR 0.496
ACRES OF LAND; PROVIDING FOR THE REVERSION OF FEE IN
SAID LAND; REPEALING ALL ORDINANCES IN CONFLICT
HEREWITH; AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That a portion of East Bluff Street, east of Commerce Street and a portion of North Calhoun
Street, north of Belknap Street located in the M. Baugh Survey, Abstract No. 106, City of Fort
Worth, Tarrant County, containing 21,609 square feet, or 0.496 acres of land more or less, and
as more specifically described in Exhibit "A" and "B" attached hereto and incorporated herein
by reference, be and the same is vacated and extinguished.
SECTION 2.
That the fee to the land in the above-described street is released and shall revert to the
adjacent owner as provided by law.
SECTION 3.
That all existing utility easements shall be retained by the City until such time all utilities
located in that easement are relocated at the owner's expense
SECTION 4.
That all ordinances or parts of ordinances in conflict herewith are hereby repealed.
SECTION 5.
That this ordinance shall take effect upon adoption.

LEGAL DESCRIPTION
RIGHT-OF-WAY VACATION
BEING 0.496 acre of land located in the ~. BAUGH SURVEY, Abstract No.
106, Fort Worth, Tarrant County, Texas, and said 0.496 acres of land
being a portion of E. Bluff Street {a 60 foot wide right-of-way) and N.
Calhoun Street (a 60 foot wide right-of-way). Said 0.496 acre of land
being mare particularly described by metes and bounds as follows:
BEGINNING at a 1/2" iron rod found at the intersection of the Northwest
right-of--way line of E. Belknap Street (80 foot wide public right-
of-way) with the Northeast right-af-way line of said N. Calhoun
Street. Said Paint of Beginning also being the most Soutkaerly
Southwest corner of Lot 1, Block 1, Tarrant County College Downtown
Campus Addition, an addition to the City of Fart Worth, according
to the plat recorded in Cabinet A, Slide 10160 of the Plat Records
of Tarrant County, Texas.
THENCE S 59° 36' 11" W 70.00 feet, to a point at the East corner of
Lot 1, Original Tawn of Fart worth (unrecorded plat) and being the
intersection of the Northwest right-of-way line of said E. Belknap
Street with the Southwest right-of-way line of said N. Calhoun
Street;
THENCE N 30° 42' 15" W 99.68 feet, to a point at the North corner of
said Lot 1, Original Town of Fort Worth and being the intersection
of the Southwest right-of-way line of said N. Calhoun Street with
the Southeast right-of-way line of said E. Bluff Street;
THENCE S 59° 36' 01" W 200.00 feet, along the Northwest boundary
line of said Lot 1, Original Town of Fort Worth, and the Southeast
right-of-way line of said E. Bluff Street to a point at the
intersection of the Northeast right-of-way line of Commerce Street
{an 80 foot wide public right-of-way} with the Southeast right-of-
way line of said E. Bluff Street;
THENCE N 30° 42' 15" W 59.81 feet, to a point in the Northwest
right-of-way line of said E. Bluff Street; '

Adopt Ordinance Vacating a Portion of East Bluff Street and a Portion of North Calhoun Street
Located in Block 1, Original Town of Fort Worth, Texas, and Waive the Purchase Fee
RECOMMENDATION:
It is recommended that the City Council:
1. Adopt an ordinance vacating a portion of East Bluff Street east of Commerce Street and a portion of
North Calhoun Street north of Belknap Street (unrecorded plat) containing approximately 21,609 square
feet or 0.496 acre; and
2. Waive the purchase fee of $869,762.28 in accordance with City policy (M&C G-15624).
DISCUSSION:
Brittain & Crawford, L.L.C., on behalf of Tarrant County College Downtown Campus, has requested the
above referenced vacation in order for the right of way to be replatted into a lot for the new Downtown
Campus. Reviewing City departments and public utility companies have raised no objections to this request.
The City Plan Commission recommended approval of this request at its meeting on March 22, 2006. Any
existing utilities will be relocated at the applicant's expense. An acceptable replat (FS-06-033) has been
submitted.
When M&C PZ-2709 was approved by the City Council on November 14, 2006, vacating these streets, the
ordinance required that the plat be recorded prior to the deadline of March 31, 2007. This deadline has
passed and a new ordinance is required to vacate the aforementioned streets.
The Engineering Department, Real Property Services Division, states that the value of this vacated property
is $869,762.28. There is no evidence that public funds were expended for the acquisition and therefore staff
recommends the waiver of the purchase fee.
This request is in COUNCIL DISTRICT 9.

The Finance Director certifies that this action will have no material effect on City funds.
