LEASE AGREEMENT FOR OFFICE SPACE
\1 JAMES E. GUINN SCHOOL BUILDING
This FIRST RENEWAL TO CITY SECRETARY CONTRACT NO. 48 30
("RENEWAL") is made and entered into by and between the CITY OF FORT WO R H
("Lessor"), a home rule municipal corporation organized under the laws of the State of Texas and
TARRANT COUNTY COLLEGE DISTRICT ("Lessee"), acting by and through Dr. Eugene V.
Giovannini its duly authorized Chancellor, each individually referred to as a "party" and
collectively referred to as the "parties."
RECITALS
The following statements are true and correct and form the basis of this Agreement.
WHEREAS, the parties entered into City Secretary Contract ("CSC") No. 48230, a Lease
Agreement for Office Space of approximately 1,376 square feet on the second floor designated as
Suite No. 229 in the building known as the James E. Guinn School Building located at 1150 South
Freeway,Fort Worth, Texas as depicted in Exhibit"A"(collectively the "Previous Lease");and
WHEREAS,the Lease provides for a five (5) year initial term with options for up to tyvo
(2) five (5) year renewal terms each; and
WHEREAS,the initial term of the lease will expire on June 30, 2021; and
WHEREAS, the Lessor and Lessee wish to exercise the first renewal term provided
under the Lease, commencing on July 1, 2021 and ending on June 30, 2026.
NOW, THEREFORE, for good and valuable consideration, the receipt and adequacy of
which are hereby acknowledged,Lessor and Lessee hereby agree as follows:
1. The Lease is hereby renewed and extended for the first permitted renewal term of five (5)
years,commencing on July 1,2021 and expiring on June 30,2026.
2. The statements set forth in the recitals above are true and correct and form the basis upon
which Lessor and Lessee have entered into this Agreement. The Lease is a public document on file
in Lessor's City Secretary's Office and is incorporated herein by reference for all purposes.
All other provisions and conditions of the Lease that are not expressly amended herei or
directly in conflict with the provisions and conditions of this Amendment shall remain in Il
force and effect.

HEARING:
SUBJECT: Authorize Execution of a Lease Agreement with Tarrant County College District for Office
Space in the Fort Worth Business Assistance Center Located at 1150 South Freeway
(COUNCIL DISTRICT 8)
RECOMMENDATION:
It is recommended that the City Council authorize the City Manager to execute a Five-year Lease
Agreement with Tarrant County College District for office space at the Fort Worth Business
Assistance Center located at 1150 South Freeway.
DISCUSSION:
The historic James E. Guinn School campus is owned by the City of Fort Worth and managed by e
Economic Development Department. The Fort Worth Business Assistance Center is located in the,
former middle school on the campus and provides office, training and conference room space to
organizations involved in small business development.
The lease terms of the Agreement between Tarrant County College District(Lessee) and the City of
Fort Worth (Lessor)are:
The lease begins July 1, 2016 and continues for five years, with two five-year renewal terms;
The lease space consists of Suite 229 located at 1150 South Freeway and the base rent will be
$12.52 per square foot per year plus a monthly charge of$34.06 per phone line for telephone
expenses. The space will be used solely for the purpose of office space and/or education and
training;
Lessor will cover building utilities, maintenance, security,janitorial and any taxes, If any, Imposed
on the property using currently budgeted funds (there will be no new Impact to the general fund);
and
Lessee may terminate the lease for cause or convenience and shall provide a 90-day Notice of
Intent to Terminate.
The total annual revenue collected from this Agreement will be$17,227.52 which represents a total of
$86,137.60 over the five-year term of the Agreement period.
The James E. Guinn School campus is located in COUNCIL DISTRICT 8, Mapsco 77K.
This contract will be with a governmental entity,state agency or public institution of higher
education: Tarrant County College District.
FISCAL INFORMATIOP.I/CERTIFICA T ION:
The Director of Finance certifies that the Economic Development Department will be responsible foll
the collection and deposit of funds due to the City under this Agreement, a total of$86,137.60 will be
received during the five years of the Agreement. Upon receipt,these funds will be deposited into th
General Fund, Lease Revenue Guinn School account,which has total estimated revenue in Fiscal
Year 2016 in the amount of$140,525.00 and year-to-date receipts in the amount of$88,482.96.
