HomeMy WebLinkAbout(0041) HOA to City Council re 6828 N FWY waiver request.pdf11-21-19 To: Chair of the Zoning Commission Cary Moon Planning & Development Department District 4 Office Fort Worth City Hall 200 Texas Street 200 Texas Street Fort Worth, Texas 76102 Fort Worth Texas, 76102 From: Carrington Court Home Owners Association Board Subject: Proposed "Four Points" Hotel Development: ZC-19-145 6828 North Freeway Dear Chair & Councilman Moon: On 10-24-19, the developers of the above proposed project presented information to our Board at our open meeting. They disclosed that a small number of residents in our community objected to the development based on certain concerns. They proceeded to outline their plans to address all the issues. On 11-1-19, the residents of Carrington Court on our email list of record received our November HOA community newsletter. It contained a summary of the essential concerns and the developers answers to mitigate those concerns. Here is a condensed restatement of that summary: Concern: Project in general Answer: This is a first-class business hotel that should raise the overall socio-economics of the area. Alternatives could be much worse. Concern: Noise: Answer: Outside: Dumpster pickup will be moved away from Carrington Court residents. Pickup hours will be restricted to the daytime. A row of tall -growing trees will be planted for sound abatement and aesthetics. Inside noise: Hotel windows will be sealed. Concern: Odors: Answer: This business does not create odors as restaurants do. Furthermore, waste will be removed three times a week, not just once. Our Board encourages your Council to place this project on your December 3, 2019 agenda for reconsideration for the following reasons: The developers have been polite, forthright, and very willing to address all the concerns in our Carrington Court community. They have made modifications to their original design plans to alleviate any identified complaints raised by Carrington Court homeowners. Since the distribution of the above newsletter, our Board has not received any comments in opposition to the project. We have received one request from one community member to be kept up to date on the status of the project, and to not enter any formal agreement with the City, which we are not doing. While our Board has maintained a position of neutrality on the project, we individually feel that a four -star hotel would certainly be preferable to other, much lower socio-economic developments that could very easily be built there. In short, we see no reason why this proposal should not be allowed consideration by your City Council, and judged on its considerable merits. Sincerely, Carrington Court Home Owners Association Board
