Background:
The proposed site is located just west of 1-35W South Freeway. The applicant is requesting to rezone
from "E" Neighborhood Commercial and "K" Heavy Industrial to "K" Heavy Industrial for new warehouse
development. Surrounding properties are zoned mostly "K" Heavy Industrial for industrial distribution uses.
This island of "E" zoning basically captures a small portion of the eastern property line running north and
south along I-35W.

Development Impact Analysis:
1. Land Use Compatibility
The applicant is requesting to rezone to "K" Heavy Industrial for a warehouse use. Surrounding
land uses are predominantly industrial with 1-35W frontage.
As a result, the proposed "K" Heavy Industrial zoning is compatible at this location.
2. Comprehensive Plan Consistency — Sycamore
The 2019 Comprehensive Plan designates the subject property as Industrial. The proposed "K"
Heavy Industrial zoning district, is consistent with the following Comprehensive Plan policies.
• Locate large industrial uses along freight rail lines, highways, or airports within industrial
growth centers and other appropriate locations.
Based on conformance with the future land use map and policies stated above, the proposed
zoning is consistent with the Comprehensive Plan.
