Development Impact Analysis:
1. Land Use Compatibility
Uses surrounding the proposed site are primarily industrial and vacant. The proposed "I" Light
Industrial zoning is compatible at this location.
2. Comprehensive Plan Consistency — Southside
The 2020 Comprehensive Plan designates the subject property as "I" Light Industrial. The
proposed "I" Light Industrial zoning is consistent with the following Comprehensive Plan policies.
Promote appropriate infill development of vacant lots, old commercial centers (greyfields),
and contaminated sites (brownfields) within developed areas, particularly in the central
city
Promote appropriate infill development of vacant lots within developed areas, which will
efficiently utilize existing infrastructure, particularly in the central city.
Locate large industrial uses along freight rail lines, highways, or airports within industrial
growth centers and other appropriate locations.
Based on the conformance with the future land use map and policies stated above, the proposed
zoning is consistent with the Comprehensive Plan.
