FIRST AMENDMENT TO LEASE BETWEEN
THE CITY OF FORT WORTH, TEXAS, AND
MONROE STREET PROFESSIONAL BUILDING, LTD.
WHEREAS, the City of Fort Worth, a Texas home rule municipal corporation ("Tenant")
entered into a lease agreement ("Lease") (City Secretary Contract No. 42456) dated October 19,
2011 with Monroe Street Professional Building, Ltd., ("Landlord") for leased premises located at
900 Monroe Street, 3rd floor, more particularly described in the Lease ("Demised •)�Premises" and
WHEREAS, Landlord and Tenant wish to amend the Lease to revise the Leased
Premises.
NOW THEREFORE, in consideration of the rentals set forth in the Lease and the
conditions and agreements set forth below, the parties agree as follows:
1. Section 1 of the Lease is hereby amended and replaced in its entirety as follows:
Section 1. Leased Premises. For and in consideration of the
rental payments to be paid under this Lease, Lessor leases to
Lessee and Lessee leases from Lessor office space of
approximately 4610 square feet, located at 900 Monroe Street, Fort
Worth, Texas.
The office space, together with any and all structures,
improvements, fixtures and appurtenances thereon, thereunder or
over, shall be referred to as the ``Leased Premises". The
boundaries and location of the Leased Premises are described on
Exhibit "A", attached hereto and made part hereof for all purposes.
2. Section 4 of the Lease is hereby amended and replaced in its entirety as follows:
Section 4. Rent. Lessee shall pay Lessor rent in the amount of
$14.50 per square foot, totaling $66,845.00 annually, during the
Initial Term and any renewal terms. All rental payments shall be
payable to Lessor at the location of notice set forth in Section 16 of
this Lease. The rental pay ment shall be made to the Lessor on the
first day of the Initial Term and each month thereafter. Rent for
any partial calendar month shall be prorated on a per diem basis.
3. All other terms and conditions of the Lease, as amended, remain unchanged and
in full force and effect.
