MODI FICATION OF LEASE AGREEMENT
THE STATE OF TEXAS
KNOW ALL BY THESE PRESENTS
COUNTY OF TARRANT
THAT this Modification of Lease Agreement is made and entered into between
Basswood Crossing Limited Partnership, a Texas limited partnership ("Lessor") and the
City of Fort Worth, a municipal corporation, acting by and through its duly authorized
representatives ("Lessee") for an in consideration of One Dollar ($1.00) and other good
and valuable consideration, receipt of which is hereby acknowledged.
WITNESSETH
1. Lessor and Lessee acknowledge that certain Lease Agreement for office space
dated April 28, 2000, City Secretary Contract No. 25809, and subsequent renewal
of Lease letters for approximately 1,982 square feet of office space located at
4301 Basswood Boulevard, Suite 180, Fort Worth, Tarrant County, Texas 76104
(the Lease) will expire effective July 31, 2010. By execution of this Modification
of Lease Agreement the parties hereto agree that the Lease is hereby extended
pursuant to the terms therein except as modified herein.
2. Lessor and Lessee agree that effective August 1, 2010 the Lease shall be extended
for a term of two (2)years and shall expire on July 31, 2012.
3. Lessor and Lessee agree that the base monthly rental rate for the first year of the
renewal term will be $3,100, and that the base monthly rental rate for the second
year of the renewal term will be $3,200.
4. Lessor agrees to waive the base rental for August 2010 and August 2011, and also
agrees that Lessee may complete any of the repairs and improvements described
on Exhibit A without the need for further Lessor consent. This provision shall not
be interpreted as a requirement for Lessee to complete any or all of the repairs,
and does not change any of Lessor's obligations under the Lease.
5. All other terms and conditions of the original Lease Agreement remain unchanged
and in full force and effect.

Exhibit A
1. Replace all carpeting and the in the Leased Premises with products chosen by
Lessee.
2. Repaint interior of Leased Premises with a color to be approved by Lessee.
3. Construct a partition wall with a door to divide the roll call room from the entry
area.
4. Construct walls with a door for use as an interview room, as shown on drawing
attached hereto.
5. Install air return vent in the Property Crimes Unit (PCU) Office.

Authorize a Lease Modification and Extension Agreement with Basswood Crossing Limited Partnership for
Office Space at 4301 Basswood Boulevard, Suite 180 for the Police Department(COUNCIL DISTRICT 4)
RECOMMENDATION:
It is recommended that the City Council:
1. Authorize the City Manager to execute a lease modification and
extension for office space located at 4301 Basswood Boulevard,
Suite 180 with Basswood Crossing Limited Partnership at a cost of
$3,100.00 per month for the first year of the term and$3,200.00
per month for the second year of the term, with one month of
abated rent each year;and
2.Approve the lease term of two—years effective August 1,2010
and expiring on July 31,2012.
DISCUSSION:
The Housing and Economic Development Department,Real
Property Services Division, at the request of the Police
Department,has negotiated a lease agreement extension and
modification with Basswood Crossing Limited Partnership for
approximately 1,982 square feet of office space.
The lease term is for two years. The monthly rental rate will be
$3,100 per month for the first year and$3,200 per month for the
second year.The landlord will abate rent in August 2010 and
August 2011.The City of Fort Worth is responsible for the
payment of all utility costs and telephone service.The City has
leased this space since July 2000.
This property is located in COUNCIL DISTRICT 4.
FISCAL INFORMATION:
The Financial Management Services Director certifies that funds
are available in current operating budget,as appropriated, of the
Crime Control and Prevention District Fund.
