Located at 8201 Calmont Avenue, Fort Worth, Texas to be Used as a Library by the Fort Worth Public Library
RECOMMENDATION:
It is recommended that the City Council ratify the execution of a sublease agreement with LVTRise, Inc. for approximately 900 square feet of space
in the Rise Community Center located at 8201 Calmont Avenue, Fort Worth, Texas to be used as a library by the Fort Worth Public Library.
DISCUSSION:
The Fort Worth Public Library ("FWPL") has identified approximately 900 square feet of space located at 8201 Calmont Avenue, Fort Worth,
Texas, 76116 in the Rise Community Center to be used as a library.
The City of Fort Worth and LVTRise, Inc. ("LVTRise") entered into a Lease and Maintenance Agreement on April 5, 2019 (City Secretary Contract
No. 52145) for the use of two buildings containing approximately 12,650 square feet, a parking lot, and recreational amenities (the "Premises").
LVTRise has agreed to sublease a portion of the Premises to the City and will charge no rent in return for FWPL's provision of library services at
the community center.
The Rise Library began operating on January 27, 2021 and provides materials, resources and classes. The library is a continuation of the good
work started in the Cambridge Court Library.
Approval of this M&C authorizes the City and LVTRise, Inc. to enter into a sublease agreement to provide library services in the Las Vegas Trail
community. The lease commences on the executed date with an initial term of five years and includes two one-year renewal options.
The Rise Library is located in City Council District 3.
A Form 1295 is not required because: This M&C does not request approval of a contract with a business entity.
FISCAL INFORMATION / CERTIFICATION:
The Director of Finance certifies that approval of the recommendation will have no material effect on City funds.
