Until yesterday none of the neighborhood associations or

knew anything about this, or what it entails. While I realize most

Riverside. Very disappointing!!

I don't believe MU-1 zoning is appropriate outside of an urban

has preached against for years. I don't believe the proposed
project is feasible and is an attempt to re -zone the property so it
can be more readily marketed for sale.

OPPOSITION of ZC 19-178 As a longtime Ft Worth resident,

dissonance w/ the surrounding residential uses & place excessive
burden upon the Educational Facilities & overcrowded Roadways
that suffers from growth exceeding infrastructure.

This zoning request will contribute to traffic congestion in an
area that is already over congested. Also, during heavy rains
Bonds Ranch near highway 287 is frequently closed due to
insufficient drainage. The rezoning location and my house have
2 tracks to the west and east causing delays as well

1. Safety/ infrastructure - no left turn lanes into high density
subdivisions, need 4 lanes on Bonds Ranch 2. 287 Bridge

cause flooding on Bonds Ranch during high rains

The traffic volume on West Bonds Ranch Road already exceeds
roadway capacity. Vehicle accidents and near -misses are a

My family along with many of my neighbors strongly oppose this

This area is bursting at the seams. There should be no zoning
approved to add residences of any kind until the infrastructure

we are in need of local sales and services. We need these zones
platted for neighborhood commercial.

I do NOT want apartments built in this area! We can't even get
out of our neighborhood to get to work because we have more

Traffic is already dangerously congested on Bonds Ranch
currently. It is really impossible to get out on Hawks Landing

the issue. Road updates need to be completed first.

Apartments and multi -family homes are a poor use of land for
the City of Ft. Worth. A5 & A10 zoning afford people the
opportunity to buy homes & build equity. Using this land to
build apartments does not serve its residents well. Apartments &
MF housing adds density to a already troublesome area.

This area is getting WAY too crowded, a once great
neighborhood is now riddled with over population. Constant
traffic backups esp during rush hours, a new bridge with mis-
timed traffic signals and a 2 lane I-30 below it. Crime is rising.
Just going to the store is a hassle now. Please STOP!

This will create too many homes, people. We are already having
traffic issues. Area wasn't designed for such heavy population &
the traffic that follows.

I'm against this development. Concerns -Over crowding, I-30
access & expanding needed as it backs up horribly during rush
times, homeless people & crime rising & spilling over from LVT
Loss of country land & living. Street conditions & lot sizes,
School crowding, traffic,Current # of homes for sale

Pres of Chapel Creek NA registered with city NO advance
notification 1) Opposed to the mass development of exclusive A-
5 housing density. Quality development of our city should
include a diversity goal not all high density A-5.2) Future area
mobility needs to be addressed for access to I-30 E

Any new developments, rezoning, or lot size changes made in
this area should consider the increase in traffic on Chapin Road,
Chapel Creek Blvd, and the Chapel Creek Blvd x 1-30
interchange exit. Additional access to I-30 and 820 are needed
in this area for daily/emergency uses.
