Dear Chair of the Zoning Commission,
The New Mitchell Blvd is a tight knit neighborhood made of well -maintained homes. We are
homeowners who care about our homes and our neighbors. We do not welcome this proposed zoning
change ZC 21-070.
The proposed zoning is NOT CONSISTENT with the Comprehensive Plan as stated in the docket for
ZC-21-070: Comprehensive Plan Consistency -Southeast The 2021 Comprehensive Plan designates the
site as being Neighborhood Commercial, where vehicular uses are generally not allowed.
The proposed zoning is consistent with the following Comprehensive Plan policy: Separate
incompatible land uses with buffers or transitional uses. Some land uses have attributes such as height,
proportion, scale, operational characteristics, traffic generated, or appearance that may not be
compatible with attributes of other uses. Based on a lack of conformance with the future land use map
but conformance with policy as stated above, the proposed zoning is not consistent with the
Comprehensive Plan (Technical Inconsistency).
Our neighborhood values and supports the zoning ordinances as they are and appreciate the protections
they provide our neighborhood. To protect our neighborhood we are very concerned about supporting
zoning changes allowing more intensive land uses.
The location is 2624 E. Berry St., right at the core of the neighborhood. It will bring even more traffic
to the area which will cause more damage to the already damaged infrastructure (Berry Street and
Streets within Renaissance Mall). We don't see the justification for this change at this particular
location. The harm is too great to the adjacent property owners. Why must it be at this location?
The water pressure for the neighborhood will surely be affected. Traffic will increase 10-fold. The
Renaissance Square currently has a problem with maintaining their streets, the streets are sinking in
with the amount of traffic flow, large pot holes have begun to arise. Opening a car wash will do even
more damage to the streets.
Renaissance Square is so important to the continued growth of the Mitchell Boulevard neighborhood
and represents the hard work of so many people that we oppose the harm of this zoning request.
The Zoning regulations and districts have been adopted in accordance with a comprehensive plan and
have been designed to: Lessen traffic congestion, provide safety from fire, panic, and other dangers,
provide adequate light and air, prevent the overcrowding of land, avoid the undue concentration of
population, provide and facilitate adequate provisions for transportation, water, sewerage, schools,
parks and other public requirements.
The car wash will pose threats to the environment. Water drainage is the primary problem associated
with a car wash. Many soaps contain harmful chemicals that degrade water quality. The pollution
problem is only compounded when the soapy water is mixed with the grime, dirt and grease removed
from a vehicle The water runoff inevitably has to go somewhere; usually a nearby storm drain. This
runoff, depending on location, ends up in either our water treatment centers or larger bodies of water.
The former affects the water we drink and latter affects animals and crops. Regardless of who the
pollution directly affects, it is definitely not good.
Right behind the car was is a medical clinic Cooks Children and the fumes will enter through their
ventilation system.
Please deny ZC-21-070 with prejudice.
