The Linwood Neighborhood Association supports ZC-21-026 at 2712 –2724
Azalea. The applicant and owners met with us on a weekly basis until we came to
a general consensus on what the neighborhood wanted to see at those lots. They
were very cooperative and listened to our concerns. They even provided us with
the attached visual of the proposed townhomes to send to our neighborhood.
The Neighborhood unanimously voted to support this Zoning Change.We
are very grateful for the cooperation from Darin Norman and the Panther City
Holding LLC owners and hope that you will also support their Zoning Change.

DEVELOPMENT STANDARDS
Key Development Standards-Written into Zoning:
Agreed Upon with Linwood Neighborhood Association
1.The development shall consist of fee-simple ownership townhomes and/or row-
houses.
2.Private trash valet/service will be provided for by the Homeowner’s Association.
3.The maximum allowable density is 24 units per acre.
4.The development shall provide an open green space that faces Azalea Ave.
5.Where space is available and safely permits, the development will provide
tucked-in on-street parking that is out of the traveled way.
6.Azalea-facing facades, including those of garages, shall provide fenestration, but
shall not have vehicle entries.
