Maddox Ave., a variable width right-of-way; THENCE South 00°11'45" West, departing the southerly right-of-way line of said E. Maddox Ave., and along the westerly line of Lots 23-44, said Block 8 and the easterly line of said alley, a distance of 560.00 feet to the southwest corner of said Lot 23, Block 8, same being the east end of the southerly terminus of said alley, and being on the northerly right-of-way line of Elmwood Ave., formerly known as Springer Ave., a 60 foot wide right-of-way; THENCE North 89°53'41" West, along the southerly terminus of said alley and the northerly right-of-way line of said Elmwood Ave., a distance of 15.00 feet to the southeast corner of Lot 22, said Block 8, same being the west end of the southerly terminus of said alley; THENCE North 00'11'45" East, departing the northerly right-of-way line of said Elmwood Ave., and along the easterly line of Lots 1-22, said Block 8, and the westerly line of said alley, a distance of 560.00 feet to the northeast corner of Lot 1, Block 8, same being the west end of the northerly terminus of said alley, also being on the southerly right-of-way line of said E.
