HomeMy WebLinkAbout(0019) M&C 22-0225City of Fort Worth, Texas Mayor and Council Communication DATE: 03/29/22 M&C FILE NUMBER: M&C 22-0225 LOG NAME: 21 ECLIPSE AEROSPACE SUBJECT (CD 7) Authorize the Execution of a Lease Agreement with Eclipse Aerospace, Incorporated For Approximately 42,240 Square Feet of Industrial Space Located in the Structures Building at the Alliance Fort Worth Maintenance Facility, 2070 Eagle Parkway, Fort Worth, Texas 76117 For Aircraft Parts Storage and Maintenance RECOMMENDATION: It is recommended that the City Council authorize the execution of a lease agreement with Eclipse Aerospace, Incorporated for approximately 42,240 square feet of industrial space located in the Structures Building at the Alliance Fort Worth Maintenance Facility, 2070 Eagle Parkway, Fort Worth, Texas 76117 for aircraft parts storage and maintenance. DISCUSSION: Eclipse Aerospace Inc. (Eclipse) is an aircraft manufacturer that caters to individuals and businesses in need of smaller aircrafts for personal and business use. Eclipse has a short term need for space for aircraft parts storage and maintenance and has identified space at the Alliance Fort Worth Maintenance Facility. With assistance from Hillwood Properties, the City of Fort Worth Property Management Department and Eclipse have successfully negotiated a lease agreement under the following terms: Lease Premises: • Structures Building: Approximately 42,240 square feet of space. Term Length: • Two (2) year primary term to begin May 1, 2022 with a one (1) year lease renewal option upon expiration of the primary term. Base Rent: • $2.50 per square foot for the annual base rent for the primary and renewal term in an amount of $105,600.00. Total base rent revenues, fees and reimbursable expenses for the remainder of Fiscal Year 2022 (May 2022 to September 2022) are estimated to be $105,500.00 and for the entire primary and renewal terms of this Lease Agreement are estimated to contribute a total of approximately $760,000.00 toward the Alliance Maintenance Facility Fund This property is located in COUNCIL DISTRICT 7. FISCAL INFORMATION / CERTIFICATION: The Director of Finance certifies that upon approval of the above recommendation and execution of the lease agreement, funds will be deposited into the Alliance Maintenance Facility Fund.
