STANDARD AGREEMENT FOR PROFESSIONAL SERVICES
FORT WORTH HUB AND AQUATICS CENTER

COUNTY OF TARRANT
WHEREAS, The City of Fort Worth and Harrison Korn berg Architects, LLC (Consultant)
made and entered into City Secretary Contract No. 57475 (The Contract) which was
authorized administratively, the 26th day of April, 2022, for Programming Services for
the HUB Community and Aquatics Centers; and
WHEREAS, further amendment is necessary to reimburse the Consultant as part of the
design services agreement for additional design services for Programming Services for
the HUB Community and Aquatics Centers.
NOW THEREFORE, City and Consultant, acting herein by and through their duly
authorized representatives, enter into the following agreement which amends the
Contract:

Article I — Scope of Services, Paragraph (3) shall be added to read as follows:
(3) Provide additional design services for the Programming Services for the HUB
Community and Aquatics Centers. The cost of this additional service is $78,038
plus $2,500.00 in reimbursable expenses. The scope of services is described
more fully in Harrison Korn berg's Letters dated June 7, 2022, subject:
"Programming Services for Community Center only and Programming Services
for Aquatics Center only. Project: Fort Worth HUB & Aquatics Center, Address:
To be located at the former J. A. Cavile Place Apartments near East Rosedale
and Liberty Streets (1500 block of Liberty Street) from the attached Letters".

Article 11 — Compensation, first paragraph, is amended as follows:
"Consultant shall be compensated in accordance with the Fee Schedule shown
in Attachment "A". Payment shall be considered full compensation for all labor,
materials, supplies, and equipment necessary to complete the services
described in Attachment "A". However, the total fee paid by the City shall not
exceed a total of $92,538 unless the City and the Consultant mutually agree

upon a fee amount for additional services and amend this Agreement
accordingly."

We are pleased to submit this proposal for Programming services for the above-referenced project. If this
Proposal meets with your approval, it will be included as an Exhibit to the Design Services Contract
between the City of Fort Worth and HarrisonKornberg Architects.
Basis of Proposal: This Proposal is based on the following:
■ HarrisonKornberg in person discussion with you, Brian Glass and Amy Connolly on 3/29/22
■ HarrisonKornberg call with you and Brian Glass on 4/5/22
■ Request for Statements of Qualification Community Center and Aquatics Center Design dated
January 2022
■ Standard Architects Services Agreement (Sample version dated 9/27/2021)
■ Email from you dated May 3, 2022 (re exclusion of cost estimating and property issues
resolution services)
■ Virtual meeting with you, Brian Glass, Amy Connolly, and Monique Hill on 6/3/22
Project Description:
We understand the project consists of a new community center of approximately 30,000 square feet, and
a new aquatics center. The new aquatics center is to include an exterior 8-lane, 25-yard lap pool,
separate exterior leisure pool of approximately 3,500 square feet, and support space(s). We also
understand the project includes space for Childcare Associates. The yet to be determined square
footage for Childcare Associates will be in addition to the community center and aquatics center square
footage and may be in a new standalone building, separate from the community center and aquatics
center but on the same site. The project is being funded by Fort Worth Housing Solutions, American
Rescue Plan Act (ARPA), and through the 2022 Fort Worth Bond. The total project budget is
$31,577,500 of which approximately 70% will be allocated for the Construction Cost Limitation. We also
understand the project includes demolition of the existing Martin Luther King Jr. (MLK) Community Center
located at 5565 Truman Dr.

The Harrison Korn berg team has been selected as the most qualified team for the project, and this
Proposal is offered in response to the City's request. Our Proposal is based on the project as described
herein except that all services related to demolition of the MLK Community Center are excluded. If our
understanding of the project scope is inaccurate or the project scope materially changes, we understand
that our compensation will be equitably adjusted.
AE Disciplines: The AE disciplines included in this Proposal are:
■ Programming HarrisonKornberg Architects
■ Community Center Planner Brinkley Sargent Wiginton Architects
AE Scope of Services: The proposed Scope of Work is as follows:
Programming (Community Center Only)
a. The Architect will become familiar with the site and scope of the Project.
b. The Architect will consult with the City to clarify and define the City's requirements relative to the
Project and review available data.
c. The Architect will become familiar with the City's document "Facilities Division DESIGN
GUIDELINES for New and Existing Facilities" and incorporate as deemed appropriate into this
phase of the work.
d. The Architect will prepare a written Program Design Manual defining project goals, program,
architectural concepts, and site and floor plan diagrams.
e. Attend one (1) virtual team kickoff meeting.
f. Attend up to three (3) virtual stakeholders kick off meetings.
g. Attend six (6) virtual team leadership meetings.
h. Attend three (3) Programming Workshops in Fort Worth, TX.
i. Attend one (1) Community Engagement Event in Fort Worth, TX. We assume this event will
happen on the same day as one of the Programming Workshops identified in item h. above.
Exclusions
1. Cost estimating and Life-Cycle Cost analyses. We assume that these will be provided by the
contractor.
2. Surveying, platting, prepare and vacate easements and any other property issues. We
assume these services will be provided by Fort Worth Housing Authority.
3. Services related to demolition of the MLK Community Center.
4. Architectural/Engineering design services not specifically identified in this proposal.
Compensation: Architect's lump sum fee for the above-described services is $62,430 (Sixty Two
Fhousand Four Hundred Thirty Dollars,
Reimbursable Expense Allowance: Architect's reimbursable expense allowance is $2,000 (Two
Thousand Dollars).

Community Center.
