KN�L P RSONTHESE PRESENTS that this Unified Sign Agreement is made and entered into
this day of S Y 20ISupon the following terms, covenants and agreements:
1. This Unified Sign Agreement covers real property located at:
and more particularly described in Exhibit "A "attached hereto and made a part hereof for all purposes (the "Property").
2. Q VALLEY NORTH, LLC (the "Owner"), whose.' address is: 14801 QUORUM DR SUITE 160, DALLAS, TX 75254 is the
owner of all the Property subject to this Unified Sign Agreement.
3. Signs shall be constructed on the Property in accordance with the sign plan attached hereto as Exhibit "B" (the "Sign Plan").
No signs shall be constructed on the Property or allowed to remain on the Property, except as reflected on the Sign Plan.
4. All parties hereto covenant and agree that the Property covered by this Unified Sign Agreement will be collectively treated
as a single premises for the limited purpose of determining the number, size and location' of on -premise signs permitted in
accordance with Section 6.404(F) of the Comprehensive Zoning Ordinance of the City of Fort Worth, being Ordinance No.
13896, as amended.
5. The covenants, limitations and restrictions contained herein shall be covenants running with the land with respect to the
Property and shall be binding on Owner and all parties having any right, title or interest in or to the Property, or any
part thereof, and their heirs, successors and assigns.
6. Owner agrees to defend, indemnify and hold harmless the City of Fort Worth from and against all claims or liabilities
arising out of or in connection with this Unified Sign Agreement.
7. This Unified Sign Agreement will be governed by the laws of the State of Texas.
8 This Unified Sign Agreement may be amended or terminated only in accordance with Section 6.404 (F)(7)(b) of the \
Comprehensive Zoning Ordinance of the City of Fort Worth, Ordinance No. 13896, as amended, which reads
as follows:
(b) A Unified Sign Agreement may be amended or terminated as follows:
i) The amendment or termination agreement shall be executed by all owners of the properties included in
the Unified Sign Agreement, and all lien holders, other than a taxing entity, that have an interest in
land covered by the agreement or an improvement on such land.
ii) A termination agreement shall be approved by the City Council if all signs on the property governed by
the agreement are in compliance with City sign regulations, as if no Unified Sign Agreement had been
executed. Any signs that are not in compliance shall be removed or brought into compliance prior to
approval of the agreement by City Council.
iii) In considering whether to approve an amendment to a Unified Sig greerirerrt, the City G;ouncil or
Director of Planning and Development shall consider the criteria fintiffriCtAlLoatad Sign
Agreement set out in Paragraph F.3 CITY SECRETARY
9. Owner represents that there are no hen holders, other than taxing entities that hay::an ntereest in me�pro erty or any

BEING a tract of land situated in the J. Edmonds Survey, Abstract No. 457, City of Fort Worth, Tarrant County, Texas
and being all of the same tract of land, as described in deed to Q Valley North, LLC, recorded in Instrument No.
D212200291, Deed Records, Tarrant County, Texas (D.R.T.C.T.), and being more particularly described as follows:
BEGINNING at a 1/2 inch iron rod with red plastic cap stamped "WAI" set for corner at the southeast corner of a tract of
land, Tract 14, as described in deed to Hillwood/2500, Ltd., recorded in Volume 9409, Page 1403, D,R.T.C.T., said iron
rod also being in the north right-of-way line of North Tarrant Parkway (variable width right-of-way);
THENCE North 00 deg 38 min 43 sec West, departing the north right-of-way line of said North Tarrant Parkway and
along the east line of said Hillwood/2500 tract and the west line of said Q Valley North tract, a distance of 859.93 feet to a
5/8 inch iron rod with cap stamped "Davis 5111" found for corner, said iron rod being the northwest 0,orner of said Q
Valley North tract;
THENCE North 89 deg 20 min 23 sec East, departing the east line of said Hillwood/2500 tract and the west line of said Q
Valley North tract and along the north line of said Q Valley North tract, a distance of 311.00 feet to a P.K. nail found for
corner, said P.K. nail being the northeast corner of said Q Valley North tract and being situated in the west right-of-way
fine of Quail Valley Drive (variable width right-of-way) and being the beginning of a non -tangent curve to the left having a
radius of 1,090.00 feet, a central angle of 17 deg 21 min 46 sec, a chord bearing of South 05 deg 07 min 53 sec East and
a chord length of 329.05 feet;
THENCE departing the north line of said Q Valley North tract and along the east line of said Q Valley North tract and the
west right-of-way line of said Quail Valley Drive and said non -tangent curve to the left, an arc distance of 330.31 feet to a
3/4 inch iron rod found for corner and the beginning of a curve to the right having a radius of 250.00 feet, a central angle
of 01 deg 25 min 43 sec, a chord bearing of South 13 deg 05 min 54 sec East and a chord length of 6.23 feet;
THENCE continuing along the east line of said Q Valley North tract and the west right-of-way line of said Quail Valley
Drive and said curve to the right, an arc distance of 6.23 feet to a 3/4 inch iron rod found for corner;
THENCE South 12 deg 23 min 01 sec East, continuing along the west right-of-way line of said Quail Valley Drive and the
east line of said Q Valley North tract, a distance of 193.20 feet to a 3/4 inch iron rod found for corner and the beginning of
a curve to the left having a radius of 250.00 feet, a central angle of 01 deg 30 min 33 sec, a chord bearing of South 13
deg 08 min 18 sec East and a chord length of 6.58 feet;
THENCE continuing along the east right-of-way line of said Q Valley North tract and the west right-of-way line of said
Quail Valley Drive and said curve to the left, an arc distance of 6.58 feet to a 3/4 inch iron rod found for corner and the
beginning of a curve to the right having a radius of 1,045.00 feet, a central angle of 13 deg 30 min 51 sec, a chord
bearing of South 07 deg 08 min 08 sec East and a chord length of 245.91 feet;
THENCE continuing along the east line of said Q Valley North tract and the west right-of-way line of said Quail Valley
Drive and said curve to the right, an arc distance of 246.48 feet to a 3/4 inch iron rod found for corner;
THENCE South 00 deg 22 min 43 sec East, along said common line, a distance of 25.85 feet to a 3/4 inch iron rod found
for corner and the beginning of a curve to the right having a radius of 50.00 feet, a central angle of 90 deg 00 min 00 sec,
a chord bearing of South 44 deg 37 min 17 sec West and a chord length of 70.71 feet;
THENCE continuing along said common line and said curve to the right, an arc distance of 78.54 feet to a 5/8 inch iron
rod found for corner being situated in the north right-of-way line of aforementioned North Tarrant Parkway, said iron rod
also being in the south line of said Q Valley North tract;
THENCE South 89 deg 37 min 17 sec West, along the north right-of-way linw of said North Tarrant Parkway and the
south line of said Q Valley North tract, a distance of 232.25 feet to a 5/8 inch iron rod found for corner,
THENCE South 82 deg 47 min 32 sec West, continuing along said common line, a distance of 100.(-11 feet to an "X" cut in
concrete found for corner;
THENCE South 89 deg 37 min 17 sec West, continuing along said common line, a distance of 23.76 feet to the POINT
OF BEGINNING.
